How soon after Chapter 13 discharged can i buy a home?
With the filing of Chpt.13 came a foreclosure of my home because the court found that I couldn't afford the house payment on my income. That was five years ago and my income has risen by $47,000. I have re-established credit and have a FICO around 615 with Equifax. I will have all revolving credit paid off in the next 6 months. Should I wait or can I start shopping for a loan now?

I had an elderly gentlemen, that I worked with when I first decided to get into the real estate field, tell me "Buy Real Estate and Wait, Don't wait to Buy Rea Estate."

This has proved to be a great saying even today. There are ups and down in every market to include scandals. Look at the stock market, it goes up and down have many scandals, yet the same people continue to invest and buy stock. This field is no different.

You have waited five years too long. If you had purchased real estate one year after your foreclosure or bankruptcy was complete look how much equity you would have in your home today, even if you had to pay a higher than normal interest rate.

Find a mortgage broker, complete a loan application, have him run a credit report, so he can check out the programs you are qualified for.

If you need to pay off and credit cards you mortgage broker will tell you.

You have been through the process before so you know the procedure.

right after your discharged you can begin to search for your home; you just might have to deal with a high interest rate.

Most lenders look for at least two years out to not consider the bankruptcy. 615 is okay, but to get a better deal, you might want to wait a little longer to get your scores up some more. Stated financing is getting tougher to obtain, and the rates for a fico of 615 won't be the best available. See if you can contact a credit repair company and get advice on what else you can do to improve the score.

With a Chapter 13 discharged (not a dismissal) you can find financing one day after the discharge, unless there is a foreclosure involved. For higher loan to value financing options, you typically need at least 1-2 years out of the foreclosure to qualify. In your case, it sounds like you're at least 5 years out of the foreclosure and the bankruptcy, so there are several loan options for you.

With at least 10% down payment nearly the entire banking and home builders sector will approve you. You better do it quick before the market gets worse also 4 out 5 gets approved on a home loan as of 2 weeks ago. You know what they say good and bad credit is always better than no credit at all. You want a good deal try out the VA repos in your area it's well below the selling market.

I'd wait about a year, save your money. The more you put down on a house the smaller your payments, but if your looking around now and find what you like maybe you can lease with option to buy. Sometimes thats better, this way you can find out about the neighborhood you are liveing in.
