How to break a lease (preferably landlords!)?
Actually, I know how to, but I wondered if this would be a good enough reason for a landlord...

Currently I rent a 2 bedroom townhome. At first it was nice but now the area has really gone downhill..loud music, people screaming late at night, etc. Plus my basement floods, but before signing the lease, they warned me about it, basically to let me know they won't do anything about it. I have lived there for a year and a half. I would have moved out but I thought my lease automatically renewed month-to-month, but here it automatically renewed for a whole year.

I have found a rent-to-own house that I am extremely interested in. I'm willing to pay 2 months rent but I really can't afford to pay the remaining 6 months. Does anyone think I would be able to work something out?
Additional Details
I have no idea why it automatically renewed for a whole year. The rent-to-own part on the house is optional. You don't have to buy it and it's through a respectable realtor.

Talk to your landlord. Do not whine and moan about the neighborhood. Just let them know you want to relocate and ask about what you can work out. The standard is two months rent as a release fee.

You would also be expected to give a 30 day notice.

technically, you're in an agreement and can't easily break it

if your landlord's reasonable though, you can ask if you can change your lease. you could ask if you can change it to a month-by-month renewal thing (if you're not sure he'll be happy about you moving!) or just see if you can negotiate an early release from the lease

if he's reasonable, there's no reason the landlord won't agree, but unfortunately if he doesn't the contract stands

If the landlord warned you about conditions of the rental, then you can't use that as a reason to break the lease. If the noisy neighbors are tenants of the same landlord, then document each written complaint you have so you can build your case that the landlord has not made the place livable.

Your best bet is to give the landlord a written move-out notice (30 or 60 days) as if you are unaware of the renewal clause. If the landlord refuses to let you out and enforces the clause, then offer to re-rent or sublease.

An automatic full-year renewal is unusual for residential leases. You may be able to get out if this unusual clause was hidden or on an unsigned page, but it will require some lawyering.

Google your state's landlord tenant laws and consult a lawyer about how to get out.

If you signed a contract, you are stuck unless they let you go, as you even admitted you was warned in advance about the basement.

You could take your chances and just move out. The landlord can only charge you for the months the unit is vacant. You could try to find another acceptable tenant for the unit before you move. Otherwise, you are responsible for the rent until it is rented again.

What have you signed exactly? Did you sign a lease when it renewed and not read the fine print of the lease term? Did you sign anything? What date does your old lease run to? What does it say regarding renewal...doe sit say after the 1st year, if not written notice is given then you are automatically renewed for another year? If you didn't sign anything, you are on a month to month and you can give 30 days. If you did sign a new lease thinking it was a month to month, take that as a lesson learned.

Is this in London? There must be a notice period in the lease somewhere. I would say that your situation has deteriorated so you have a cause for moving out and serve them their notice period. If you use your deposit as your final months rent then that protects you from them getting liberal and keeping it all - illegal on your behalf but do it anyway as its not worth them taking you to court for and it gives you stronger footing on the 'repair' discussions.
Depending on the area, it should rent within a month if you drive it and then you will only lose that rent.
Nothing you say to a landlord will be good enough for them to agree with you so just tell them what is going to happen and get on with it.
Be aware if they serve a notice period on you, you are legally bound by it until you can get them to adjust it. I was ordered to pay 10 days rent up to the end of the notice period that extended past my final month, even though I moved out early and the landlord got a tenent in the day after I left!!!
Update:
I don't really believe that they can do that. Ask the landlord again and then check with the Citizens Advice Bureau. It seems unethical that you would be forced to maintain a commitment to a property.
Or, you could just get tough and just move out without leaving any forwarding address details? Very hard for them to actually take you to court if they don't know where you went.

Personally I would avoid a rent to own scheme. They are rarely fair, even if they sound good.
