But they are not paying even the 1st month rent and I found they are telling many lies for many information they provide. I greatly appreciate your opinion on how to handle this situation. |

If they haven't paid rent, you can issue a 3-day eviction notice. Contact the sheriff in the city where the house is; they'll be the ones doing the eviction. |

Consider hiring a property management company to handle this rental. They'll do background checks, process non-payment steps and get maintenance quickly.
A 6-month lease is pretty short, I doubt they ever intended to pay you or stay the full amount. Proceed quickly or they will be gone in the middle of the night.... |

If they don't pay, then file for eviction based upon non-payment of rent. Your state may require that you give them a notice first. Some states don't. Find out the law in your area and follow the procedure.
I find it kind of hard to believe that you let people move in to your property without them paying you first.
You can't evict them for being liars and you should have checked them out BEFORE they moved in, not after. |

First of all, you should have done a background check on anyone you were renting your place out to. Secondly, you might need to file a claim with the court to serve them papers on breaching the rental agreement. Please don't take the neighbors word for whatever negative information you are receiving on these tenants due to they might be judging them. You need to call the tenants and discuss your concerns and if this doesn't get you the rent money, then proceed with the courts. Good luck. |

my parents have some similar properties & when someone doesnt pay their rent our real estate agent sends them a letter, a nice one at first, telling them to pay the rent. after that, they send letters saying that if they dont pay rent, they get evicted. it might b a good idea to get an attorney to write one of the letters if things dont improve. |

there are many ways to do it, legal ways and illegal ways. Turn off the supplies i.e. water and electricity. Pasting a big poster outside the house asking for payment. Get a law pp to solve the problem. But my dear friend, try to assess the situation before taking any drastic action against the family. Are they in need of the cover? Do they have any other means to survive? Is ther any children in the family? of course, most importantly, are u able to allow them to take cover at u premises at your expense? and for how long? good luck. |

Immediatly kick them out before you are out the money of the full lease. Document any lies you are hearing, record any conversations you are having on the phone, saying why they are not paying the rent, save letters. Then take them to small claims court. In a lot of states recordings are inadmisable, but they are a good scare tactic. I really hope that this goes well for you. |

Show up un-announced when you know they will be home. Bring 1 or 2 very big friends with you. Face to face tell them they have 7 days to vacate the premises. They will get the idea you mean business. |
