How to get downpayment?
I am trying to buy a house (first time) but the mortgage co wants me to put $3000.00 down and I dont have it. Any suggestions on how I can get the money? I have to move quickly or i wil loose the house and no I dont have any relatives/friends who can give it to me.
Additional Details
I considered getting a personal loan but wont this affect my debt to income and also affect my ability to get the mortgage? i have fairly low credit and am a single mom on a tight budget.

hate to be the bearer of bad news. but you should not buy a house if you can't afford $3k for down payment.. You will have trouble making payments, and that is just a start. You also have taxes insurance and Private mortgage insurance to pay..

Your case is prime example of the reason behind the Mortgage crisis right now.

It would cost you that much just to rent a house from most property owners if the rent is $1000 a month.. First months rent last months rent and deposit.

Also if you don't have any equity at all in the place the bank feels you are more ready to move out rather than trying to make your payments when the going gets tough.

Do yourself a favor, save the money then buy the house. Thats why the economy is in such bad shape today.

Most states have DPA or Down Payment Assistance loans (FREE MONEY) for first time home buyers. In Illinois it is IHDA or Illinois Housing and Development Authority. In Michigan it is MSHDA. Every state has a "Housing Authority" that governs such aide. Lots of times it is a grant or low interest forgivable loan.
You can also do an 80/20 loan where your first mortgage is at 80% and a second mortgage for the remaining 20%. Ask your mortgage banker or borker about this option.
Finally, I got into my first house with "sweat equity". The onwer had to make repairs to sell, and I made the repairs myself before closing and teh owner "paid" me the needed 3% down payment when we closed.

go get a personal loan from a proprietary lender like AIG---loansfast.com. My cousin did this for her down payment. She had ok credit, and borrowed 3500 for her downpayment. She pays 160 a month over 36 months.

Apply for a government grant. They can help with your down payment. They offer so much like money to start a business, to pay your bills, and to start school. Check the net and see what's available in your area.Do a Google search for government grants. Good luck!!

Honey, honestly, let it go. You love the house. But when you can afford a house without stressing about the down payment an even BETTER house will come along.

it may be rough, but do some construction job, or start selling stuff,
offer dog walking, or mowing grass, doing a paper route, whatever you can
