How to get my landlord to replace our windows?
So, my landlord is a bit of a pain in the ***. We had a leak in our roof and it took him like 2 months to have it fixed properly. He was here last week to try to unclog our bathtub to no avail, as well the eavestroff on our little landing is like holding on by a nail and looks like it's about to fall down any minute. He said he was going to send somebody over to fix that as well as the bathtub, but it has been a week and nothing. We are not surprised.

Now, I want to approach him on the subject of our windows. During the winter we paid about $140 CAD for heat alone each month. We have very old windows that are crazy drafty. We attempted to seal them ourselves, but as a first time, it probably could've been done better. Should he replace the windows? Do you think he will considering our past dealings with him?

check your lease.
if you are 1-2 mo from its
expiration, find a better place and
meet the maintenance person.

if you have longer to go,
follow the law;
give him 30 days written notice
on each problem.
then, if not handled, you find a
contractor, pay for the work
and send in the next months' rent
minus the repairs you paid for.

some landlords do not like to
do maintenance. Some are glad to do it.

Also, for the amount of rent you
pay, find a condo that you can buy!

There is no requirement to provide airtight windows. Replacing the windows is undoubtedly faaaaaaaaar down on the list of his priorities. If they aren't broken I doubt he will replace them unless there are GAPING holes and massive age.

It doesn't hurt to hint, but count all the windows and multiply by about $500 each and then realize how much he'll have to raise your rent.. Good luck.

It is quite obvious that your landlord doesn't really care about the condition of the home. I would stop bothering with this idiot and move.

In winter tape clear plastic/polythene all over the windows. This is like a double glazing effect

If he is unclogging your bathtub (which should be you, you clogged it) he can't afford new windows. New windows and their installation is very costly. People usually have to get a loan to it. They run from a thousand to several thousand each, and are considered a major upgrade.

You are nuts! There is no way he's going to spend the money to replace the windows! He could care less how much your heat bill is! Sounds like you need to MOVE!

tell him you'll move out if he doesn't get u new windows and that you'll tell anyone who'll want to rent the place in the future to stay away cuz the landlord's an old crook. a similar thing happened to me when i was living in my old house, the landlord wouldn't get us a new kitchen, so we threatened to move out. as it wasn't a v nice house anyway, he did it up because he knew nobody else would move in otherwise

purchase curtains with batting (or sew them it's cheap) I have a landlord like that.

Go to your landlord and tell him since he isnt concerned with fixing the things that are broken, that you will hire someone to fix them, and will take it out of the rent. (if you do.. give him a COPY of your receipts and keep the originals) He should quickly fix it. Also if you have a lease or written agreement.. look at it to see what you both agreed on. If he is violating the lease or agreement take the agreed action.

I dont think he will do much by asking... but if you talk money, I think it's a language he will understand.

landlords are required to provide a proper heat source, but not a/c. if it was winter you'd have more of a chance getting him to replace it by withholding rent in an escrow account. i'd put it in writing and give it 10 days if he doesn't respond you might try offering to pay to have it done yourselves but the money comes out of the rent. Landlords are a pain anyway. They love you to death when they're renting to you but as soon as you want them to do something or you tell them you're moving they start treating you like crap.
