How to rent with bad credit, bad rental history, new job, and several defaults.?
Just like the title says. I have defaulted on about 10k of debt (have not called creditors yet...), the repo people are after me, I have not talked to the collectors for a year, now.

The only thing I have going for me is that I get paid 40k at my new job (started 4 months ago), but I only have 1 month to save up for moving out (lease expires, and cosigner had bad experience with roommate, so does not want to continue co-signing). I actually had to pick up the slack for the bad roommate, but that does not improve my current situation. What can I do to avoid sleeping on the steps of City Hall? (no car to sleep in, either, or else it will get towed--I bike to work).
I mean, really, how far is a letter of reference from the previous cosigner going to go with me? Heck, I would live in a U-Store if I had the choice, but I think that is illegal...

Please don't tell me to "get my debts settled" as I do not have time for that. Thank you.

look in the paper for a ad for lease with option to buy.you pay a little more then the normal rent but it will allow you the time you need to get your act together.if you don't want to execute the option nothing lost in your case.if you execute the option then you have equity and a nice tax credit-a house. good luck.

Sometimes you can work with landlords to pay extra security deposit if you have bad credit. That is how my mom got her apartment. Had to pay, like, twice the security deposit but at least you get a roof over your head. Just be honest with the potential landlord. Tell him you have bad credit and that you are willing to do what it takes to close the deal. When you are all settled into your new place, then you can worry about paying off debts but for now, forget them. Besides, the longer you wait to pay off a debt, the better the settlement offers get.

be up front with the landlord and offer double security deposit. save him the expense of a credit check.

You dont have to settle your debts right away, but they like to see some sort of progress on yr credit report. Save your money, offer settlements on delinquent accts., if I were you I would rent a room from someone for a year, pay down yr bad stuff, settle what you can, and try next year with a co-signer. Good luck, Im not preaching to you, this is all stuff that I have done personally.

well, if you have to move, go to a hotel, there are cheap ones, or motel, same thing basically. there are ones that do cheaper rent for week or month at a time, and have kitchenettes, your utilities will be paid so that's a plus. It is a start, and is not as pr icy as you would think. this would give you a place, so you feel like you have your own space, ability to regroup and focus on saving money. Your letter will help of course, and offering first and last months rent, with large security deposit, and a damage deposit, will help further, some will allow it and take a Chance with you <reguarding renting a apt or house i mean.But, you got to be straight forward with them so there are no suprises, and explain that is why you are more than willing to pay 1 last and security deposit, besides damage deposit. You can save while at hotel or motel until your ready to try to rent.

What about a mom and pop hotel that offers long term rentals? I know someone that just planned on staying in one for a few weeks, but ended up staying for almost a year, he liked it that much. It had a kitchenette, the maid cleaned the room once a week, perfect for the bachelor.

Look for a listing in the local paper where you can rent an apartment out of someone's house/property. No decent apartment complex will offer you a lease with those stats.

Your best bet is to rent from a private individual instead of a professional rental agency.
Such as either a house or trailer that someone rents out.
Most of the time they don't even do a check on who they rent to. The downside is that they often don't exactly follow the Rules either. If you don't pay on Friday, you might find your stuff out by the curb on Saturday. Know what I mean? Especially if they insist on cash & don't give reciepts. That makes it a lot easier for them to kick someone out.
