Call Lisa LaPorta from HGTV (Just Kidding)! Really, just CLEAN it really good and get rid of all clutter. If it needs painting, paint it in a neutral color. Replace anything that is broken. Get rid of pictures on the fridge, etc. anything too personal that clutters the house up. Good luck. |

In a buyers market like this, houses still are selling. But the ones that are selling are either priced great, or have something special about them.
For instance, if you take a real hard look at comparably proced homes that have sold, and that are currently on the market, you should be able to come to a very good idea of the general price of your home, say it is between $195,000 to $200,000.
Well, if you list it at $195,000, lots of homes just like yours will be offered for sale and you could get lost. Now, you want your house to be the absolute best house for that price range. So if you are listing it for a similar price, your house have to be a great "WOW" factor... perfect landscaping, brilliantly cleaning, all repairs done, new paint, a fresh smell, Home & Garden displayed. If you walk into 20 homes priced for $195,000-$200,000, you want yours to just blow people away it is so good.
Do that, it will sell. But it can't be one of the 5 best, it needs to be the best of that group. It has to be at the same price, but be so much better.
The otherway is to cut the price, and not by a little. If your house is worth a solid $195,000- $200,000 sell it for no more than $189,000, and consider $184,900 with the possibility of letting it fall as low as $179,900.
Again, the key is you have to make your property special so that it stands out against all the other houses in its type and proce range. If it does, it will sell, and fairly quickly. If it doesn't, it will likely stay on the market for months.

Unfortunately, in this market, unless you have a FANTASTIC house in a GREAT neighborhood, you may be trying to sell it for a while.
I tried the for sale by owner thing for 3 months and finally got an agent in early July. So far I have had nearly 2 dozen showings including one open house and no offers other than one guy who wanted to rent to own but had no down payment and didn't have his finances in order.
I have painted, cleared the house out completely (since an empty house is better than the modern bachelor theme I had going on.), gotten new fixtures, painted the basement, and re-finished the hard wood floors in one bed room and the dining room.
On top of that I have dropped my price from 85,000 to 83,500, to 80,000 and now have it listed for $78,000.
Even at the 85,000 price, my realtor and the dozen realtors (none from the same company as mine) agreed that it was a good and fair price.
I have now taken the extra step of obtaining a Saint Joseph icon for the house as well even though I am not a superstisious person.
Three things drive the sale of a house, condition, location, and price. You only have control of 2 of the 3 so make it pretty, price it well based on comparables in your area, and consider offering a 1 year warantee (I got the one offered through my realty company for $450) and getting an inspection done. |
