It's really easy to navigate and is full of info about realtors with links to their personal websites. Most of their websites will have all the available homes/rentals in the area along with community info, so you can do some research before you contact anyone. Hopefully that works for you. First find a property that you like before you sell yours, Ones you have allocated a property that you like, put in a offer subject to the successfully sale and registration of you're property. First thing to do is to interview some realtors. If there are regular open houses in your neighborhood, start going to them to learn who does the best job of working your neighbornood. You can talk to the realtors and see who you think you can work with. You may want to invite a couple to your house to look over it and give you their feelings on it. Make sure you get comps from them to justify their thoughts on what your house is worth.
You need to decide which of these you think will do the best job of selling your house. You also want to consider wehther you think you can work with the same person on finding your new house. It would be good to use the same realtor for both, since you can probably negotiate a discount on one of the commissions if you do. It is something to talk about. If you are planning to move to a different area where your selling realtor does not work, then you can ask for a referral within the same firm, and you may be able to negotiate that discount based on that.
When you have your house on the market, and you are looking, you can offer and accept offers, but it may be wise to include a condition about selling and/or buying the other house, unless you are willing to spend time in a rental if you sell first and have to move, or unless you can carry both loans at the same time. the latter can be risky and can really put you on the spot, forcing you to sell before you get the right price. you can also negotiate renting your house back if you need time after closing to finish up on your new house. |

Not sure if this would help. Usually, a housing market correction last for years. It is unlikely things will brighten up in a few months, afterall, this bubble took 5 years for form.
It might be better to give some discount so you unload the house quickly and can use the gain of the home to make money elsewhere quickly. At the same time, you will save money by not paying mortgage for the next 5 months.
For example, if mortgage is $2500/mo. and you have $300,000 gain sitting in the house, by selling it now rather than 5 months later will save you $12500. It will also earn you as much as $7000 from interests (Assuming CD are paying 5.5% or higher).
Total financial benefit for selling early would be $20,000. I would give buyer some discount just because of that.
Finally, keeping a house in selling condition is a lot of work. If your realtor does staging, it costs extra to rent furnitures. If you are living in the unit, it takes extra effort to keep it clean. So, sell it fast!

No you can start looking now and get a feel for the market in your area. That way you will be prepared to make an offer at the right time. You can check and see what the average days on the market is and that will give you an idea of your time frame as well. Also right now is a buyers market so check to see what houses are selling for to give you an idea of what type of an offer a seller will except. In this case as you being a seller as well flip everything I just said. Also as a seller offer some incintives such as a home warranty or paying some closing cost, even offer say a tv or bar stools with the sell. I think you get my drift. Good Luck. I also suggest you hire a realtor if you haven't already done so, it will save you alot of headaches! Being a buyer and seller at the same time may get very stressful! Good Luck |

Timing depends on several factors, the most important of which is money. Can you afford to put money down on a new house before you get the proceeds from selling yours?
If you are carrying a mortgage on the current house, is your income sufficient to allow you to get a new mortgage while you still owe on the current one? |
