your landlord has every right to kick you out. the contract you signed says you will pay the entire amount at the start of each month.

if you get evicted it will be your fault.

It depends on your rental agreement and state laws. In some states, judges will not evict if the landlord has accepted partial payment; however, the landlord can still pursue eviction later.

The fees to stop the eviction process will only increase. Your roommate will be evicted with you since landlords can only evict the entire unit -- not just one person. You and your roommate should find a way to pay the rent right away.

It is not the landlord's obligation to be concerned about the arrangement between you and your roommate. The landlord is entitled to full payment of rent on the date it's due.

I always have to say that laws differ among states, but in general, the landlord can only evict ALL the tenants for non-payment, not just specific ones.

The landlord can begin eviction proceedings as soon as the rent is late by 3 days, but the first step is a notice to pay within a certain time, such as 7 days. After that comes a notice to quit (vacate) by a certain amount of time as set by law. When that hasn't happened, he next must petition the court for an eviction order, and the tenants will be entitled to a summons notifying them to appear and state their case.

So, nothing happens just by inclination. But if you've got a history of late payments, the landlord may decide to go through the eviction process just to get new tenants that are more reliable. But half a month does give him less justification to get a judgment. He is entitled to late fees, though, and if none were specified in the lease, then there is a provision in the state law.

I guess it depends on who you're renting from, but usually places penalize you with a late fee.

don't be ridiculous. you made an agreement. the laws vary, depending on what country you live in, but any decent kind of adult honours their own word and pays up when payment is due.

no your late your late, the money is due on the date and thats that, i was locked out of my apt once for having $25.00 short, even with a note attched stating i would have it within 7 days later with the late fee. they gave me 10 days to have the balance or be out. look in the contract she signed it may be in the fine print when you share rent you can realy put someone at risk when you are late.
