My house was built probably in the 30s.
I would definitely check the plumbing. Water strength may not be as strong and we used to have problems with the toilet not flushing the way it should.
Check the foundation of the house....any leaks from the bathroom, etc..
Also, eletrical outlets....that is one thing that drives me crazy. I live at home with my parents still since I just graduated college but outlets were always a pain growing up. They tend to only be the two prong ones so you can't plug in high tech equipment or else you need an adapater. Also, many bedrooms do not have cable wires. In addition, you have to be careful how many high powered electric things you have going becuase fuses can easily go out. You may need to also get more phone jacks installed. So just a lot of little things like that...especially if it is an older couple selling the house who has been living there forever.
Roofing is also important to check. |

lead paint? Thats a big one here in NY if your home was built b4 the 70s anyway. Um I would check the plumbing, speak to neighbors and see if there have been any sewage problems sounds gross but a main broke underneath my parents yard and it coast them several grand. it had happened to the neighbors first |

A good home inspector is worth every penny they charge. It will cost you $300 - $400, but you want to have it done. |

I live in a house built about the same time as the one you are asking about. Be sure you check the age and condition of the roof, also the flashing around chimneys,the plumbing is of the age where it could start giving you problems, there are probably not as many electrical outlets as you are use to, check the basement for any indication of flooding or sewage back-up.These are most of the problems I have had to deal with as my home ages. |
