the 3/4 drop was to the discount rate, NOT to mortgage rates. Mortgage rates dipped but now they're back up. If your bank did not float you down already, it's too late unless the mortgage rates go back down again. Talk with your loan officer for more details. |

If you have already locked, you would forfeit the rate lock fee, and that's assuming they would allow a change.

Mortgage rates are tied to the bond market .... not short term interest rates for banks ....
You could offer cash to buy down some points at settlement, but beyond that, good luck; if the home is a good price, in a good neighborhood you want to live in through 2018 .... close .... |

It will delay your closing since new loan docs must be created and signed. It is possible. Call them and find out if the Fed's rate cut has had an affect on a lower rate for your loan. |

That's a great question. In this market, you are somewhat in the driver's seat.
Ask them. Threaten to take business elsewhere if they say no. (nicely.)
Talk to your agent next if you don't like the answer.....you don't want to loose the house, or your earnest money...but then again, the rate could save you more in the long run.

There is no 3/4 point drop in fixed mortgage rates. You are confusing the Fed rate drop with a fixed mortgage interest rate. Fixed mortgage rates do not follow the Federal rate, but are much more closely tied to long term Treasuries. Regardless, at this stage of your mortgage, you're not in a position to do ANY sort of 'renegotiation'. Paperwork is all completed and prepared. No way you would close tomorrow if you somehow elect to shop around. |
