I'm consedering renting to a Section 8 tenant - any words of wisdom?
I've good & bad about section 8. Some people say it gaurantees a responsible renter, others say it's more trouble than it's worth. Has anyone dealt with this?

Oh brother. You are talking to the wrong people.

"it gaurantees a responsible renter" Are they high? Responsible people have jobs and support themselves, they are NOT on section 8.

I have dealt with this several times and am at a point where I ONLY, ONLY, NO MATTER WHAT SOB STORY THEY HAVE accept section 8 if the parent is clearly and obviously disabled. Those people are on section 8 because they have a legitiamte reason for not being able to support themselves.

The rest are losers. Tweakers for the most part. Tweakers will literally take your house apart and sell everything.

While intellectiually I know that some of them must be OK my life experiance is that section 8 people have absolutely no respect for property, feel that they are entitled to a free ride and will destroy your property. I get burned every time I give in and let one into one of my houses.

I have one now that I can not even afford to evict. I am estimating the damage at 50-70k. There is no way I can sue her for that, she will never have a job and never be able to pay me. If I evict her there is no way anyone would think about living there until I gutted the place, inside and out. So here I am, I have a drug addict living in my house, with her druggie friends destroying it and I am stuck. I kick myself every month, right before I hit the box of kleenex, I used to live in that house and it was beautiful before I felt sorry for her children and let her move in.

there are ups and downs to section 8. i currently do prop. management and have a few section 8 renters. the up side is rent is guaranteed monthly as long as yearly inspections are up to par with housing the downside is they are much more strict than you would imagine, and if you renters are slack and nasty it will by YOUR responsibility to clean up after them and replace anything and fix everything the renter has broken even if it was entirely their fault. now we have a few good section 8 renters and other we cannot wait to get them out they have pure destroyed the place year after year and we always have to pay for it.

My friend got a bad Sec. 8 tenant who doesn't pay HER part of the rent. And he's trying really hard to make her pay him or trying to kick her out. But once your in, it's hard to get out.

I've heard similar. Some great, dependable renters and some horror stories.

A larger concern is that by participating in a government housing program, you will be subject to property inspections. And you may be required to comply with numerous reporting requirements. So, make sure you understand your additional administrative costs and that your rental complies with condition requirements.

Don't do it! 7+ years of management exp. says NO! Costly un-needed repairs, withholding checks, bad, loud, tenants, too many occupants, ect. NO!!

I had a landlord in a very small fourplex who decided to take on a Section 8 tenant. The police were always there, at least once a week. Stolen guns were recovered from the unit, and it became a walk-up drug house. People were arrested in that unit constantly. When the door would open, you would see people sleeping everywhere. The cops would constantly knock on my door and have me go through photos to let them know who I saw hanging around. CPS was also called several times because they would do drugs with two small kids in the house. I'm not saying everyone on Section 8 is like that, but that was my experience. Eventually the kids got taken away, the parents arrested, and the place abandoned in terrible shape.

This can be a very steady source of rent, however, sec. 8 or not there are flakes out there. Make sure you are very specific in your requirements and do a good background check. I would spend more time researching with their employer, to make sure they can afford the place, and with previous landlords, no matter how long ago it was. Family and friends will lie for them....

I'm in the mgmt business and we work with sect. 8 tenants. There are NO guarantees and it is extra paperwork. Sect.8 is also inspecting the unit before they move in and then on a yearly basis, so the unit must be kept to their standards. Sometimes it's a pain in the neck, I had one unit fail because the ceiling fan was too dusty but that's the tenant responsibility to fix.
It depends what State you are in, here in CA it's not too bad.

Hahah what people say it gaurantees a responcible tenant? is that a joke.? What should you know- you should watch for illegal behavior, selling drugs, harboring illegal weapons, not paying bills.. The sections generally rent for minimum amounts so i would say it is more trouble than its worth.. but thats just me..

Do not do it. It is more trouble than it's worth.

Section 8 is no guarantee for responsible tenants (Hahaha!!!) or guaranteed rent. Section 8 will stop paying if the tenant complains of the slightest issue and even if tenant caused, you must repair it in order to get your rent.

You must use Section 8's lease and rent on their terms and conditions.

If you get a bad tenant and have to evict, you will end up paying attorney fees to get them out. Your Section 8 tenant gets free legal aide/advise on how to stop/delay the process causing you to have to pay more attorney fees.
