A clean house is always nice. But, I recently had a house appraised. I was amazed how little time he spent in the house. One room was hard to see much of. It was packed with boxes in getting ready to move. He said that it didn't matter. All he needed to see in the house was how many rooms, closets, bathrooms, and what appliances it had.
He did however take outside pictures of all sides of the house and yard. It seems the outside was more important than the inside. Then they compare by square footage and and other houses comparable in your area. |

For themost part, a straight and orderly house is all you need.
in the final analysis, the cleanliness may only affect the price about +/- 5% if the appraiser is good. they really do look at the market the most.

What's with all the cleaning answers? If we are talking about a bank appraisal, the tidyness of the home is one of the least substanitive items on his list. The appraiser will only spend a brief time in your home. The weight of the value is the neigborhood comparables and market. Is it a soft , declining, strong, etc. market in that area. Also how long of a supply of homes on the market. I wouldn't have a pigsty for the appraiser but nothing you can do as far as cleaning is going to affect the appraisal. Good Luck. |

The only time cleaning will do is when you clean the appraiser's house. Appraisals are based upon averages for collateral purposes. To show your house to potential buyers it's different. You want everything spotless, well kept and mostly "sparse". Put most clothes in a storage unit so closets look bigger. Take out all extra furniture and clutter like books to make rooms look bigger. Plus the yard and front of house are very important. First impressions and all. A good agent should help with this. That's why you don't use your cousin's hairdresser's friend. |

I wonder who is doing the appraisal?
First, a general impression is taken into account. Is the place clean, free from obvious cosmetic defects...holes in walls? Any leaky faucets? How about the outside? Any cracks in the foundation, rotting wood on trim? Is the lawn trimmed, trees touching the house? Back inside, do all of the light switches work? Windows well sealed? Thermal panes? Fireplace? Is it clean?
Much of the value of the home is based on its structural soundness. Also taken into consideration is the value of the houses in your neighborhood. Your's will be compared to the rest in the area. |

Remove all clutter so that the appraiser can have access. He will be checking inside and outside so just have it neat and clean. Don't try to hide anything (broken window,screens missing,etc) as he will take that into consideration when he is appraising. He also checks the comps in your area and makes sure you have either up to date appliances or if there any upgrades to consider. Those things make the value of your property go up. Also get the appraisers business card as you may want it further down the road. The appraiser will either be from the bank or he may be an independent appraiser. |
