I work in Fort Myers.
After Hurricane Charlie, 2004, a lot of houses just north of Fort Myers were destroyed. The remaining homes went up in value due to many factors. The big reason is that everyobody has to live somewhere! If there are less homes to choose from, their value goes up. Home values shot through the roof, so did property taxes, and insurance to cover your over valued home. Lots of folks opted to refinance and cash out. Lots of folks sold their home for more than it was financed for, and purchased bigger and better. Now there has been a market correction, as was bound to happen, but property taxes, insurance, and the overbloated mortgage these folks signed up for don't get "corrected".
So, yes, there are a lot of homes on the market. Yes, a lot of people are trying to sell. Yes, they have to adjust their expectations downward severely in order to attract actual buyers. These prices still aren't as low as they were prior to 2004, but they are substantially lower than they have been. But, no, we aren't all just migrating north in our camper trailers, and leaving our homes behind!
Florida is not the only state being "farmed". NPR just aired a story about people buying up homes in Detroit, yesterday.
Are you stupid not to come down here and buy a house? I have one because I live here. If you're going to move here, I suggest you find gainful employment first, or make sure that you are financially independent. If you're looking to invest, and eventually turn a profit, you should be aware that you will have to hold onto that house for a long time, and maybe even pay for improvements before we get past the whole predatory lending, and foreclosure deal.
I wouldn't suggest just buying a house, for any reason, unless you consider what you can afford, what you hope to gain, and have a real estate professional help you investigate what options would be best suited to you.

I think the West Palm Beach area (Jupiter, Palm Beach Gardens, Wellington, etc.), because the downtown area is getting a huge biomedical engineering firm and all sorts of great stuff. I really think that area is just going to grow in value and I would get in on the ground floor.

Ugg...someone said to buy in Panama City Beach. NO WAY I would ever recommend that city.

Panama City and Panama City Beach is turning into more and more of a dump.

Stick with Destin, 30A or Navarre.

The reason people in Florida are selling their houses is because no one can afford the property taxes. If I were you I wouldn't move down this way until we can fix the property tax issue. Do your homework before moving here. Property taxes are very very high.

thats right .. they are cheap for a reason.. the place is packed with people.. and the crime rate is up lots of cubans and people that dont belong here.. rob and steal.. then the hurricane .. your chances of getting wiped out are very high and the way the houses are build most of them modular homes and trailers.. not much quality.. i would not go there. how about a lot in a wooded section of any state.. not warm weather but the crime rate is less much less the huricane coming is not a risk.. and there are not people everywhere. you have privacey.. ok gilermo.
