I'm in the process of buying a home, the home was appraised for less than what the seller is asking for.?
What happens next for me, does the seller lower the price to reflect what other homes in the neighborhood are selling for? Or do I have to start the process of looking for something else.

The appraisal value is very different from market value. Market value is always higher because it is set by public interest. Appraisal value is always more conservative because it is strictly a based on a mathematical equation of previous sales and replacement cost of the home.

Remember the real value is what people are willing to pay for the home. Obviously you were o.k with the price therefore that's the home current value.

Actually there is a 3rd option. YOu are still responsible to purchase the house at the agreed to price. UNLESS it's states in the contract that you can get out of the agreement if the house doesn't appraise for the purchase price.

Just because it didn't appraise DOES NOT MEAN the contract is void.

You would need to come up with more downpayment.

The problem is that no buyer's bank will give out a loan for more than 80% or so of the appraised value of the home. That means if you want the house at the asking price you're going to have to cough up the difference in cash.

Offer something based on the true market value.

The seller could say "NO" or the seller could say "Yes".

Most sellers seem to still have an unrealistic view of what their house is worth.

Talk to your agent and get his or her advice.

Hopefully on your contract it stated home must appraise for at least the sales price. Most times that is standard. Anyway you now have the option of trying to re-do contract with the sellers or finding another home. By it not appraising for enough- that breaks the original contract.

You need to make an offer of what the house appraises for. I would not purchase a home that did not appraise for the listed price. Talk to your agent and get their advice. The seller will probably go down on their price .Good luck!

That depends on the seller. They don't have to believe the appraiser that gave the house a lower value. They may want to lower it to sell it faster.

You make an offer for what you feel is a fair price. He either takes it or makes a counter offer (or just refuses your offer). If he refuses or you don't care for his counter offer, you start looking somewhere else. No one can make you pay more than what you are willing to.

You said less than asking for, have you agreed on a price?

If you have agreed on the price and the appraisal is less hope fully you have a contingency in your contract that says you will buy based on appraisal. If not,. hopefully the bank says no to the deal.

If you have no contingency as I stated above and the bank approves and you have already agreed on a price, congratulations on your new home.

If you haven't agreed on the price than offer at or below the appraisal, assuming it is a good appraisal. If you are using a buyer’s agent, ask them for their advice.
