WHO
I'm living in a duplex with four roommates. They eat, and use anything thats mine. How can I break this lease?
Oh, my room also doesn't have a window. Does this help on getting out of a lease easier? Please help, I'm desperate!
Additional Details
Thanks for all the answers! My lease isn't out till July of 09. It's hard to talk to the landlord about the situation. His daughter lives in the house. I talked to a few people who lived a few duplexes down with less people and pay much less than we do (for a much nicer place). I feel as though I have been screwed into the lease. I'm just trying to find a way out, so I can stay sane.

You can't break the lease because 'your room' doesn't have a window. Understand that your lease was signed by the five of you, and that you agreed to take the premises in which to live. Yes, you SHOULD have a window in your bedroom from which to escape in the event of a fire. However, the solution to THAT is the five of you should have agreed that the largest of the other rooms with windows should be shared by TWO people.

Sad to say, you are another of many thousands who is learning that shared living accommodations aren't always pleasant or agreeable. Nonetheless, this is not the landlord's fault, and that would be the only proper way to break the lease, if it WERE the landlord's fault. This is one which you need to work out with your other four roomies.

Buy a little refrig for your food stuff and put your things in your room after you buy a lock for your room door handle. Hopefully this will keep everyone out when you are not there.

What does your landlord care as long as they receive money?

Either ride out your lease and set ground rules with your roommates or break your lease and face the consequences. First, talk with your landlord about some options if you have a good relationship with them. If you don't know them, then don't waste their time. Your roommates are your problems, not theirs.

Who's name is the lease in? Yours? All 4 of you? Roommate #2?

tell them how you feel. then also talk to your landlord. maybe he can help. or you could just put everything you don't want them to use under lock and key.

No way out unless the leaseholder violates the contract .

Learn from your mistakes , Never lease like that again .

For now , lock your stuff in your room ( install a deadbolt ) and
Only bring home what you are going to eat right away .

And since they are using up your stuff , insist on switching to the best room . ( with a window )

If you signed a lease, read what the options are for breaking the lease. Some make you pay the rest of the time of the lease, some ony a portion. If you could find someone to fill your spot that could be an option. Your only options are going to be whatever the landlord allows though.

well just tell them you want more privacy and space be sincere. But do it in a good civilized way! :P

Your roommate issues are not the problem of your landlord although you might find sympathy there. Remember, always be respectful to the landlord because he has the ability to enforce the lease. Which means that if you leave without full agreement, he can take you to court which could affect your credit rating.

I am assuming that you have talked to them, put up signs or whatever.

It's probably a good idea to be out of this lease as soon as possible because a) you are clearly not happy and comfortable and b) eventually there will come a time when the end of the lease is nearing and it is not impossible to visualize these same roommates going early and leaving you with the remainder of the lease and the utilities.

The lack of a window in your bedroom is another issue IF your landlord rented the apartment to the four of you knowing that your bedroom had no natural light and no natural ventilation. In most communities, a bedroom must have natural ventilation. Of course this depends upon the building and zoning codes where you live. I lived in an area that didn't even require a door for fire safety.

In some communities there can only be 1 adult and 2 unrelated adults which would mean that there are 2 "adults" too many in your current household. Other communities may permit 4 unrelated adults. That just means you have to know the code if you want to play the code card. Check with the local jurisdiction. Just ask. You don't need to provide an address, just find out if there is Code Enforcement and what the Code allows if there is. Of course, it could take a few months for all of that too play out.

Perhaps your landlord will release you as the extra party if there is someone else who will pay that 1/4th part of the rent. Have you or your roommates found a replacement for your share of the rent?

Do NOT sublease and don't ask because if your sublease skips you will be responsible even if you have been out for months. Simply ask for an addendum to the existing lease which releases you and substitutes the next victim...I mean roommate.

Should you be successful, do you know where you will move? Will you be moving to the same situation? That door with a key lock and a mini-fridge may not be such a bad idea no matter where you live.

Good Luck.

Go talk to your landlord and see what your options are. You can see about doing a sublease.

Have you gone up to the managment office in your duplex? This same thing happened to my brother in college. I think you can break the lease but you'll have to pay money to get out of it and make sure your roommates know about it.

Talk to your landlord. Explain your situation. If your landlord is a decent person, he would try to help you out as much as he can to end your suffering.
