Renting would save us about $3-500 per month over the current house we're in and, that would allow us to pay off more bills, letting us eventually borrow more for the new house. |

We put our house in the market 1 year ago in preparation of building our new home....It's still on the market. In order to avoid getting stuck with a bridge loan we elected to wait until our house sold before building - THANK GOODNESS!!!!
Your home may sell in a week, and I hope it does for all of your sakes. But, on the chance that it takes a while, I think you have a great game plan of trying to sell now and moving into an apartment until your ready.
It's stressful selling a house under the best of circumstances, never mind if you're really financially stressed! Not to mention, the real estate market is cooling in many areas of this country.

Only if you have to for financial reasons. Anyone whose done it will tell you that moving twice in a few months is torture. I'm planning on building either this fall or next spring and I'd turn down a sale before I had to move in with family or get an apt. |

sell it, pay off the existing mortgage, and use the remaining cash (f any) as a down payment on the new home.
also, list it with a realtor! realtors sell homes faster and for more money than if you sell as for sale by owner! |

Personally, I would stay in the house you are in. Build the new house in the spring, then not sell the house that you are in righ tnow. I would rent it out to someone, which would make one more source of income for your family. |

it depends on where you are, but property values really increase with time. you may lower your payments but you might also be losing a large amount of money if you sell your house at the wrong time. check your local pproperty value history and se if you'd really be losing money. |
