I'm looking for a mortgage as a first time home buyer just north of Boston, MA. Who should I go with?
I'm planning on moving to Wilmington, MA, and am just looking for a good rate on a 30 year fixed mortgage. Does anyone have any suggestions as to who I should go with? Do I have a better chance of getting a good rate by going into a local branch somewhere? Both myself and my fiance have fantastic credit.

Hi,

We live in MA and went with East West Mortgage. They were great and were always available to answer questions.

There are some great national companies as well...but we preferred to go through a local company for our last house, and it worked out well.

I work for a company that is very good at finding people the best rates for their own personal situation. We have over 200 lenders, which means you ARE going to get the best rate. By going to a local branch you only have access to that ONE lender. Which means you would have to keep going to other branches to keep looking for the best rate. Best thing you can do is shop around..I would get 3 rates from different lenders and see who is the best and has the less closing costs

Wow, lots of good answers here. I am a loan officer with Chase. I'm licensed nationally and specialize in first time home buyers. If you'd like to email me, I actually have a Mortgage Concierge package that I can email you that will give you a ton of information in regards to the buying process and how to shop for the best mortgage.

As you begin your search, I'd like to make a few recommendations without stepping on too many toes.

1. Work with someone that makes you feel comfortable. if you get a weird feeling, just hang up the phone.

2. If you work with a large lender like Chase, Wells Fargo or Bank of America, you're going to have some additional security that you're working with a legitimate, ethical company. The biggest complaint from consumers is that they never go to closing with what's been quoted to them.

3. If you are receiving quotes from people before they take a completel application from you, you run the risk of having terms change.

4. Demand to see any quotes in writing. Ask for interest rates with "no" points and 1 point. This will allow you to compare rates from all lenders on a level playing field. many lenders will quote a rate and include points without telling you.

you should go with whoever makes you the most comfortable. ask for a good faith estimate up front, its like a estimate you would receive from a mechanic, but it breaks down what they intend on charging you, then see what your local bank says. there is a loan called a my community loan you should look into that makes it pretty easy to get approved.

I can refer you to someone if you like, no pressure,also, as a first time homebuyer, stay away from a 30 year fixed. you should get a 5 year fixed now, then roll it into a 30 when you have mortgag ehistory since the rate will be way way lower then.

Steve, most loan companies in the area you want to live in will have access to "First Time Buyers" money. Online lenders do not have access to this money. So be wise and use a lender that is established in the area.

I think in your case it would be best to talk to a licensed mortgage professional, rather than risk just filling out a form on a site.

A company that helped me was Loan Center, their number is
866-752-6089, I would recommend giving them a call, they can help answer your mortgage questions and get you going.

If you are a first time home buyer, I would use a local shop. Go in, sit down, have a coffee & talk about your financing. You may not get a better rate, but the service will be worth it. You can check a couple of online lenders to make sure they are in the ball park. Ask around for a personal referral.

ps. I wouldn't take Fast Eddy's advice on the 5 yr. Stick with the 30. It's only .125% more.
