When purchasing a condo ask to see the CC & R's (Convents,Conditions and Restrictions) that the Homeowner's Association (HOA) or property management company has. You can get them from the Escrow Company you are using. This will tell you if they except pets,if repairs are done only in the common areas or anything that has to do with individual condos(leaks outside roof for instance). Next ask how much the association fees are (some are higher than others) also remember that you own the condo but not the land. If there is a parking space or garage, where can guests park. Make sure you get a home inspection done first (out of pocket expense but with no regrets later). This tells the lender you understand you may need one for the loan and that you have checked everything out. Make sure the company that does the inspection gives you a color copy of the report. Red means these items need attention immediately, blue means these items can wait and green means these items are good to go.

Your mortgage lender should probably require a few different inspections before funding the purchase. Try to schedule your closing as close to the end of the month to minimize the interest you will pay at closing.

Standard stuff that seems like common sense is missed alot. Like if there was ever a fire in the home. Any water damage. What types of insurace claims have been filed for repairs. Build date on the home. What company built it, once you have the name of the company research that company to see what their standing is with the BBB. How old is the water heater. How old is the furnace.

Get yourself a home inspector and have him go through it completely.

Most importantly, at closing have an attorney who specializes in real estate with you. There are many things that are questionable in "contracts". It will cost you a few bucks to close, but it may say you thousands of dollars and lots of stress in the future.

A really great tip i once heard for tall people. Stand in the shower. Not look at it, but stand in the shower: It gives you an idea if you like where the shower head is.

Another thing: Dont fall in love with the condo. When you fall in love, you compromise on everything.... coz you are willing to overlook loads of things. Be brutal, they are.

If they promise something, take it in writing.

get a home inspection and make sure it's been checked for Asbestos if its an older condo

Also cosider your taxes and local bills like water and sewer when fguring out your monthly budget and expect them to go up once you move in after the 1st year, they may not but usually do. Also only get a fixed rate on your home loan, do not go for these adjustable rate loans, so many people have done this to buy houses they cannot afford once the rates double to tripple they forclose and loose everything. Be smart and live within your means. Place as much down as you can and also clear up any small debt you have laying around.

i'd find out who my neighbors would be and if the walls were thin.i'd visit it more than once ,and on different days,and times. including a weekend day ,and a week-nite.

i'd also want to make sure there was private yard space.

A home inspection from an AmeriSpec home inspector. The home inspection should cost somewhere between $200-$350 for a condo. The home inspector works for you, not the real estate agent.
It's not also unreasonable to ask for any maintenance paperwork and the condo association by-laws, if any. Just my 2 cents.
