My landlord gave me a notice on aug 14th to vacate the premises by sept 1st. the notice states that my lease expired on march 31st and will not be renewed. The reason for violation is that I have more tenants living with me then listed on the lease agreement because no one has company for months at a time. I thought that tenants are given a specific time period to fix the violation their accused of and then should receive a thirty day notice to vacate? Is this correct? or am I misunderstood?

You NORMALLY get thirty days notice to vacate (when you have not broken the rules of the rental agreement). If you have naively allowed others to live in your unit without informing the landlord, you can be asked to leave, and on VERY short notice.

Having extra people living there is just cause for eviction, but he still has to give you 30 days. Tenants not on the lease can be asked to leave immediately.

You'd have to look at your lease. It should all be spelled out. Is your landlord a private person or a big company?

Not all states require a 30 day notice to terminate a month to month tenancy. Florida only requires 15 days, North Carolina only requires 7, Louisiana is 10 days' notice. There are others, but I don't have the time to look them up.
The notice is clear, your lease expired and your month to month tenancy is not being renewed.
If you fail to move per the notice, you and all of your unauthorized occupants will be evicted.

i believe that you have to be given a 30 day notice, now that you are no longer on a lease then you would be a month to month tenant, so techanically they can evict with or with out cause.
Laws differ by state to confirm look up landlord tenant laws and list your state to know your exact rights

Under Illinois law you have 30 days to vacate the property. I'm unsure of the law based on where you are.

yes you are correct they need to give you at least a 30 day notice since you pay monthly. Keep in mind if your 30 days falls into a partial month you only pay a pro-rated amount for the days you are there and not the entire month.
