look at your lease contract. Ya he does but look at the contract. Not telling you is bad manners on his part and not right. I think mine says I can move or redue the lease with the new owner

yes he can show it. you've been given twenty four hours notice, and yes he can sell it. and the new owner's have no responsibility to honor the old contract. the landlord owns it - you do not...now there may be some particular local ordinance that would help you - along the lines of thirty days to vacate or something...but essentially if you don't want this to happen again...buy - don't rent its flushing your money away

You have to read your lease. You have been getting bad answers.

He CAN sell the house although the lease has to be respected. The lease lives after the sale.

You have to let him in to show the house. You can't be unreasonable and neither can he about it. He has to give you notice or call if he is coming without notice.

I use to put in my lease that I could show the house with 2 hours notice. If you signed something like this you will have to abide with the terms you signed for.

Sorry if the info doesn't suit you but you wanted the facts I hope.

Yes you have to let him show it to prospective buyers. And yes, it is his property and he has the right to sell it ANYTIME.
As far as your lease goes, it the buyer is getting it to live in, then his mortgage will state it is OWNER occupied. Your landlord, in that instance, does NOT have to honor your lease. And the new owners can kick you out. However the landlord has to give you 30 days notice to move. Only if the place for sale is a two family or more, does the lease carry over to the new owner. This does NOT apply to single family homes. This situation falls back on the landlord not the new owner. If you refuse to go, and the buyer backs out because you wont move in time for them to move in, your landlord can sue you. You do not have the legal right to prevent or sabatoge a sale. You could get into plenty of trouble, legal wise.
Start looking for a new place to stay. Even if they are coming to look at the house, chances of them buying it and closing on it right away are slim. It will take over a month for the purchase to go through. You have time to find something else.

It all depends on the lease agreement. If the lease does not specify that you have to leave should he sell, then the buyer of the property will have to honor the lease. In other words, you will not have to leave until the lease expires. Once the lease expires, you may can negotiate a new lease with the new owners otherwise you will have to move. Unless the lease says otherwise, he cannot just show up with people at your door without your permission; however, I would try to be courteous to the current landlord and the potential new landlord. Your new landlord will remember the first visit and you might want a new lease from that landlord.

I can only tell you how it is where I live. I live in Quebec. He can show the house if he`s trying to sell but he has to give you 24 hrs. notice. If the property is sold and you have a lease the new owner must honour the existing lease until it is up.

Likvornik
He has the right to sell, but since you have a contract, it will be honored by the next owners. You could and should also get in writing a statement that the owner will be there and will cover any looses due to theft if something goes missing.

In general though it is fairly common, but talk to the owner and come to an agreement that would suite both of you. Be calm about it and don’t start from threats.

p_l_gray
Yes he can sell it, but he must honor the contract. Legally he has to have your permission to "show" the home while you are under rental agreement.

You do not have to let him show the home.

He can't sell if before your lease is up! No way! And he has to give you 24 hour notice before he/she enters the house.

he should give you time to find another place to stay.

Wonder
First, check your lease. It's likely that it says he can enter at any time, with reasonable notice. Second, you don't have to clean up - maybe if it looks like hell, no one will want to buy it.

How can anybody is YA know what's written in your lease agreement or what your state laws say?

Normally, unless specifically stated in the lease, the owner must give you notice of their intent to sell following the end of your lease.

In addition, it is not your home and the owner has a right, within reason, to do what is necessary to sell it.

Depends on your contract.

You should have a contract that sais the place is yours until June. If he tries to kick you out you can get a lawyer and sue him. Unless howevre you have broken something in the contract also.
