Generally speaking, yes the landlord CAN show your property anytime and as often as they want, as long as it's "reasonble." Generally, a 24-48 hour notice is also required.

If you are looking for specifics:

#1. Read your lease contract. It may describe this issue.

#2. Whatever isn't covered in the lease contract is covered by State Laws - which of course vary from state to state.

Binky, if its written within your contract/agreement, they (LL) can show the apt in business hrs with a 24hr notice and call b4 coming.
Other than an emergency, a LL may not show the apt without your approval other than the outside of the unit and only in business hours. PERIOD

Your tenancy agreement should answer this for you. Check it. Usually, once you have given your landlord notice to vacate the property, he is able to show potential new tenants around, but must give you 24 hours notice to do so. Perhaps it would be worth asking your landlord to call you to arrange a mutually convenient time and date for a viewing. Just make sure the place is clean and tidy and ask for it to be an accompanied viewing so your belongings are safe.

It's on your lease. Typically, landlords will include a clause you tenants agree to show the premises to perspective new tenants upon reasonable notice. However, each state has some variation, so I put a website below that offers additional information for the state that you live.

A landlord or manager may enter rented premises while you are living

serious water leak. Beyond that, laws in many states guarantee tenants
reasonable privacy rights against landlord intrusions. Typically, a
landlord has the right to legally enter rented premises in order to make

to show the property to prospective new tenants or purchasers. Many
states allow landlords the right of entry during your absence to
maintain the property as necessary and to inspect for damage and needed
repairs. In addition, a landlord may enter rented premises when you move
out without notifying the landlord or by court order. In most cases, a
landlord may not enter just to check up on you and the rental property.

States typically require landlords to provide a specific amount of
notice (usually 24 or 48 hours) before entering a rental unit. In some
states, such as California, landlords must provide a "reasonable" amount
of notice, legally presumed to be 24 hours.

In the U.S., I believe a landlord can enter your premises for any reason, as long as they give you 24 hours notice. If it's an emergency, they can enter at any time.
