I've had a valuation done on a property...?
and it said under the general remarks "The property has undergone a degree of structural movement. However this is considered to belong standing in nature and the risk of further movement taking place is acceptable." What does this mean?

Whenever a house is built for the most part it is built as it should stay for hundreds of years. As you know this is not a perfect world and the house will start to "settle". This may cause cracks in the plaster, little stuff like that. That's your "structural movement" The rest of the tech talk means what you see is great and there are no foreseeable problems. Inspectors need to use big words so they can charge more.

All property is liable to move slightly over time. This one has and shouldnt be a concern.

All land has movement, but if the appraiser mentioned it it probably means your house is moving on the foundation. You might want to consider having that checked. Why did you do the appraisal? Are you refinancing or what? Also, check your property insurance and know what coverage you have. If you haven't lived there long check your mortg. to see what type of guarantee you have on this. If you don't understand it take it to your realtor or insurance office to get help. Don't wait until you are caught paying a hefty price to fix an expensive problem that could have been paid by the insurance.

It means that the improvement has, at some point in time, shifted from it's original position. Perhaps it was a quake, perhaps it has just settled. Without further clarification you won't know.

It further states that, in the inspector's opinion, the chances of further occurances are of no special concern.

The property has moved (probably sunk) since it was built .

This is caused by normal changes in the natural environment .

The movement is no cause for alarm and does not effect the valuation .

Its a bit like saying a tree's grown a little since it was last sold .

Good news i would think .

It probably means there are cracks in the basement and up the walls (probably more noticable on the outside). Maybe some parts of the house have sunk a little bit. Still this is (as the report says) fairly normal. If the settling/ moving has only been a little bit then the house is still structurally sound and probalby ok to buy (no guarantees but it seems ok).

If I were you I'd look around the house and see how bad the crakcing is and if you can find anywhere the floor isn't completely level. Also check the age of the house. If its moved a fair amount but its a 50 year old house, maybe not such a big deal. If its moved alot and its 2 years old this could be a real probelm.

Also, just call the inspector up and ask him for more detail on this.

a valuation? We just bought a house and had an appraisal and inspection. I think thats what you mean. Our inspection said the same thing, it just means your house has settled, (like the ground shifts), if you don't have huge cracks down your walls then you ok. Don't worry its not a big deal

I would not worry , they have to make comments like that so if anything happens in the future they can't get sued as they can say they pointed out the property might have possibly moved.

Its just like the comments the gas boiler looks ok but has not been tested & the electrics look ok but have not been tested it is just general observations so they cant get sued.
