That is pretty much solely up to the discretion of the landlord, so just make sure you get good pictures of anything that you think they might call you on so you can produce them in court later (if need be). If there is any minor damage that you have done in the 4 years you've been there, you'd be better off just paying someone to fix it before you move out rather than being at the mercy of the landlord. |

Lots of cleaning. If a landlord has to clean or pay someone to clean, it will come out of your deposit. Carpet is usually a concern. Normal wear would be worn spots. Tears or cigeratte burn are not and are chargeable. Work on removing stains. Scuff marks on walls some landlords will let go as normal holes are not and should be repaired. In general, if it is broken and it wasn't when you moved in, get it fixed. |

I am an apartment manager,and I will tell you that every company has a different criteron for move outs.I would expect to have the following deducted from your deposit.
1.Cleaning
2.Painting
3.Carpet shampoo
4.any damage.
In my company we dont charge for cleaning/painting/carpet if you are here more than 2 years,but some do.Any stains on the carpet will also be billed to you.I would clean it the best you can,fix anything that you broke if possible and if you have carpet stains,try to remove them.Normal wear and tear would be,needing paint after several years,carpet being matted somewhat,that kind of thing.if you have any specific questions you can email me at my_aching_spleen@yahoo.com |

Make sure to clean, clean, clean. Take pictures up close of everything. Normal wear and tear would include the carpet may need cleaning, walls painted. If more is damaged, it could come out of your deposit. Just make sure to document everything before leaving. And I wouldn't hesitate to let the landlord know you've taken pictures and hold documents. That puts them on notice that the can't come up with stuff after you leave to relieve you of your deposit money. |

Wear and tear are the normal wear from age. Things like the traffic pattern in carpet or fabric weakness from age on the drapes. They can't expect even a prefect tenant to not walk around and after a few years even new carpet will have a wear pattern.
Damages would be things like spills or cupboards off the hinges. |

If you are trying to get back all of your rental deposit, then you must make sure that the apartment is clean and free of damage to the apartments hardware. Like if you have broken cabinets off the hinges then put them back up or have someone do it. If you have crayon markings on the wall they may take a portion of the money or you can buy some cheap paint close to the wall color and paint it or wash it off with a Mr. Clean Magic Eraser, it works wonders. Make sure the apartment is clean, and free of debris. You need to vacuum, mop, clean off counter surfaces and clean out the cabinets and refrigerator. Hopefully that will bring you all of your money and it depends on the apartment complex and how picky they are. GOOD LUCK! |

Let's just say that crayon marks on the walls and kool-aid stains on the carpet are not considered normal wear and tear....of that is where you are going.
You don't get a "pass" because you have small children or can leave the apt in worse condition than two adults. |
