A broker gets a percentage of your loan. The good thing about a broker is that they have access to what's out there for you. If you go directly to a lender, you have to know what you are doing. If you aren't sure, it's a costly mistake to make.Either way let your lawyer look over all your paperwork. If anything looks funny to you, you do not have to close there and then, no matter if they tell you differently. Take all the time you need to make sure all of it is what you agreed to. |

If you are very qualified,have great credit, and net around 1/3 of the price of the property you want to buy, then you can go to a direct lender. That is not the case with most 1st time buyers. Direct lenders only offer their banks loan and that is the loan you will get, if you qualify. Mortgage brokers offer all the lenders rates and loans and can tailor the loan to your needs. Ask some friends who have recently purchased a home and get a referral. |

I would try to do both. Get a quote (GFE or good faith estimate) from both of them asking them not to run a credit check but providing them with your info as you know it.
Select the one with the better offer.

Shop around for sure. I made a big mistake by only going to two people for a loan. It is worth money and piece of mind to every lender you go to. |

If you know everything should be smooth, such as your last 2 years of employment, where you live, and you have good credit scores, go to a bank. Otherwise go to a broker, so they can shop around to different lenders. |

Go get pre approved for a loan first. Then go to a realtor with that info. It will make hunting easier knowing what you can afford |

If you already have relations with a bank checking accounts savings,you might find that they will want your home loan business also.
Keep in mind that banks loan brokers and lenders in general are mainly interested in making a profit for themselves.If you have someone you trust,not a bad idea to ask them to check out what the mortgage people come up with and make sure it's in your best interest |
