I am buying my first home. This home is a bank foreclosed home.?
I'm buying it for 153,000.00. On 7/7/06 it sold for 303,000.00. The house is in excellent shape and it is fairly new. It was built in 2000. Does this mean I'm getting a deal?

It really depends Jayz. It could be that homes in that/your area will depreciate even more, whereas, six months from now, the neighbor across the street sells their home for $110,000.00. You might be kicking yourself then for not waiting.

As far as potential gain in housing prices; this again depends on many factors. What area it is, how long have prices been depreciating, how ridiculous was the false run-up of prices in that area, as well today's economy, both globally and locally, etc., etc.

My suggestion is to look at what the house sold for "PRIOR TO" the artificial run-up of prices....say 2002 or even 2001. If you are still above those prices, the deal everyone is saying you are getting may be contributed to those falsely inflated prices of 2004-2006 and may not be the proverbial "steal". In addition, forecasts are suggesting that there is no upward trend or expectation for housing prices until at the very least 2010......

You may be getting a great deal. But none of what you said would determine that.

Have a Realtor represent you and ask them to provide you with some data on comparable sales. In other words what are other houses just like this and located very close to this house selling for right now?

Also pay a professional home inspector and find out what shape the home is in.

Then you will know if you are getting a good deal.

Absolutely sounds like a good deal. Just make sure you do some research about the other houses in the neighborhood as well.

Do you like it, want to live there & can afford the payments with around 1/3 of your income? Then it's a great deal.

Don't worry so much about what it's worth "on the books" anymore...those books aren't worth the paper they are printed on.

Absolutely! Especially since it is in such good shape. You couldn't do any better buying a HUD home. I say go for it - quickly! Be sure to get an appraisal though...

It would appear that you are getting a good deal. It would appear that the bank has taken a substantial write off. I would 1 amortize the original loan then amortize your loan. You can download a evaluation copy of quick calc from slateboard software at http://slateboard.com
Aramortize both loans your banker can get you the rate for the original loan and your rate. Then go to the point where yours start and compare the principal from the original at the corresponding point the difference will tell you how much the bank wrote off + what the original person paid.Banks do not want for closed property they want to move it

Since the values in 2006 were apparently grossly inflated, it's more likely you are getting a fair deal rather than a steal. That is especially so if it's been for sale even a few weeks. Steals don't stay on the market long if at all.
