1% response is about average for cold calling in any sales field. Even the guys selling the 12p course had to call 100 suckers before they got to you. |

Perhaps a person with real great sales skills, no scruples and years of experience in real estate could get those percentages. But before you spend the money to continue in this venture, make sure that it's what you really want to learn to do - and that you can live with yourself upon doing it.
Most For Sale By Owner sellers are more knowledgeable now than a few years ago, and they know how risky a lease purchase or contract for deed is - so fewer are getting tricked into them, and fewer still are entering into them willingly, knowing the risks.
To make it work, you need to call 100 FSBO little old ladies with nobody advising them. Practicing your scripts and maybe carrying a bible will help you to trick them into this type of deal.
I suggest selling cocaine instead - at least your customers will know where they really stand that way. |

With a response rate of 1% to 2%, personally, I think YOU ARE DOING GREAT!
I don't know where you [or they] got a 40% to 50% acceptance rate, but I think those numbers are skewed - in some way.
Before continuing with the instruction AND before every venture you decide to do from now on, here's what I was taught to do AND I DO:
Send a written letter to the company making those representations/claims. In that letter ask them the following:
If they would please substantiate or prove their claims and numbers - complete with names, addresses, phone numbers and e-mail addresses of AT LEAST [whatever odd, large number you decide - such as 267] of their "clients" - No more. No less.
Why such a strange, odd number?
A] To prevent them from giving you a list of every person they know.
B] To prevent them from giving you a ready-made list.
Don't be surprized if they give you an excuse such as "Thats confidential." OR "We don't do that." THEN you know what you're next step should be, don't you?
When and if you do get that list, do your diligence: call, e-mail and snail mail all those folks.

You really gonna believe that there is a hard and fast number for how people will respond to something as volatile as the housing market .. in a downturn.
Three things here:
1) you are going off PEOPLE'S emotions .. they are fickle and change alot.
2) it is the housing market ... NO-ONE can say the percent of ANYTHING in the housing market will be whatever year in and year out it is always changing .. always
3) we are in a downturn .. or a recession .. or whatever you want to call it.
... Question: why do you think they are trying to sell chapters for $3200 instead of making money doing the easy system they are trying to get you to do? |

Now, please understand that I have no idea what you are really selling/purchasing, however I never heard of a 40-50% acceptance rate for anything in this field. Apparently, the coach has really sold you. My son is currently doing telemarketing. He is arranging appointments for demonstrations. If he makes 4 appointments per day that is considered excellent. But, he is getting paid. He doesn't have to pay anyone anything. The sellers your are calling have to have trust in you. You must be sure of yourself when you are doing this. You must also be convincing. If not, you wouldn't do well. Perhaps if you can go to the library and get a book on the topic it may help and it would be less than $3200. Also consider this...everyone does not have the personality to what you are doing. It seems that the coach is the one who is doing the best here.
PS- In these times, with the economy the way it is, people may not want to give up their leases.

You may be calling 100 sellers a day but what script are you using? Do you want only lease to purchase contracts or do you want to get the listing and sell the property? There is more to this I'm afraid that you are not mentioning. Don't be foolish and pay the $3200 for the next chapter with a coach because you will be wasting your money. I don't mean you are the problem but I do think the company that told you that you would be getting 40-50% acceptance wasn't telling you the truth. Try to figure out another way of stating what you want from the seller before calling. Write down your own script,practice in front of a mirror(this is an excellant way to practice putting a smile in your voice) and only when you feel more confident, then call those Sellers back and ask for what you want. |

Two per hundred is your current ratio of success. As you do more you will increase your ratio. As an experiment, you could ask the seller, after a turn down, why he was not interested in your offer. That information may teach you what works or not. These "courses" always paint a rosy picture so to increase enthusiasm for their program. Are you reading other "free" books on the subject, I'm sure your library has many to offer...Worked for me. Save your money. |
