I am considering selling my deceased mother's home to a "we buy houses for cash" company.?
The home is paid for but is in bad condition. It needs new ceilings, LOTS of work on the interior and exterior, paint inside and out...you name it. If nothing else, it could be torn down and someone could build on the property. I'm an overwhelmed single mother trying to take care of the house I live in with my daughter and I just want to close this chapter, get what I can from this property and move on. Considering the condition of the house and the fact I have NO money to put into it, would selling it to one of those companies be worth it?

Those companies are a rip-off. Don't use them. They will offer you bottom dollar, then turn around and make thousands. At the very least get a real estate agent who can list it for you as a "tear down" or "fixer-upper" and get you the best price possible. Good luck!

The downside of using the "we buy houses" organizations is that they will give you about 50% - 70% of what the house is worth.

There are plenty of folks out looking for fixer houses, don't worry about that.

I would strongly suggest that you contact a Realtor. They can take care of everything for you, you basically will just need to sign the contract, approve of the asking price, and approve the offers. A "help you sell," limited service agency or discount broker will not do that. You will be expected to show the house, take care of the contracts, etc..

Tell your Realtor that you need a quick sale price and well priced homes are selling. They will get you a much better price even with commission than any "we buy houses" place would do.

The "We Buy Houses" guys are what investors call Wholesalers - they will purchase your house QUICKLY - but for a low price - try to talk them up a little....know ahead of time what other houses are like - yes - they WILL low-ball you...they will buy it cheap and "assign" it to another investor and make a small percentage out of the deal - the new investor will come in and probably rehab - or at the very least make the needed repairs & make it nice for someone else to purchase at fair value.....The biggest question for you is how quickly do you want it done.....if you can wait for a few weeks/months - go with the realtor, but realize that closing will cost you at least 5-7% of the value....so bear that in mind when the wholesaler offers you the bottom line price....you'll settle very quickly..... They're not crooks - they are simply in a business - like everyone else....

Before you do anything - contact 3 real estate agents that are active in your area. Ask them to come and evaluate the property for you. Listen to what they have to say, and see what kind of price they would recommend for a no-nonsense "as is" sale of the property. (You can usually get the advice for free, they don't usually charge you for this service.) You could then talk with one of the "we buy houses" firms, just to see what they would offer. My experience, however, is that they will offer you substantially lower than you can get on the open market, even if the house needs extensive repairs.

talk to a regular real estate agent also to get an appraisal on it and see if there would be any chance of a quick sales if priced low enough (but possibly for more than the we buy it guys will pay)

It would probably be the best way to go for you. Just try to get the best price you can.

I REALLY wish my husband would do that with his mother's house.

Be wary of advertisements like “Cash for Houses or “We Buy Houses for Cash.” Consumer groups have learned that many of these, not all, are scams. It often involves the owner signing over the house and the family being evicted from their home, or paying way below market value for the house.

Follow the Angie's advise given above and consult a REALTOR® They provide objectivity. Since a home often symbolizes family, rest, and security, not just four walls and roof, home selling or buying is often a very emotional undertaking. And for most people, a home is the biggest purchase they’ll every make. Having a concerned, but objective, third party helps you keep focused on both the business and emotional issues most important to you.

after getting several free appraisals, I would just list it with a discount broker.
They charge a lot less,and if it does not sell-you have the 'we buy for cash' guys there as a last resort.
The house is paid for,you have nothing to loose!

Contact a reputable real estate agent in your area. Those 'cash for houses' places are mostly scams along the lines of payday cash advance and pawn the title of your car for quick cash. Most of them advertise are on hand drawn placards rather than professionally printed signs.

Unfortunately in today's real estate situation the chances of getting ripped off are great. There is an expression in real estate: "Location, Location, Location!" Given your description and not knowing the location I can only assume that you're willing to low-ball right now but a good realtor can make the difference in thousands of dollars that you can receive.
