Here is what I would do. Draw up a contract that states what would happen to the home if one of you dies, one of you becomes sick/vegetable and unable to pay the mortgage, one of you wants out and if one of you gets married (to another person). Now you're ready to purchase.
Then I would talk to a real estate broker to see how much you guys can afford to borrow/afford, then I would work with a real estate agent. He/She will go over the buying process with you, including getting a home inspection.
3 Things to look out for:
1. How much is this loan going to cost you for the rate you are getting. Can you do better with another broker?
2. Check the comps (use www.zillow.com) to make sure you are getting a good deal.
3. Do a home inspection.

well you should have a home inspection which will let you know if anything is wrong with the house you are interested in.. my suggestion would be size, floorplan, really important the neighborhood, schools etc found a great site with good real estate information, it may not be for your area but its good tips, good luck

Buy a home with your income only. I'm sure your boyfriend is the greatest guy ever, but, things happen. Your principle, interest, taxes and insurance(P.I.T.I.) should not be more than 25% of your monthly take home pay. For instance, $1,000 take home equals $250 per month, total mortgage. Put 20% down to avoid principal mortgage insurance(PMI). Have an independent home inspection and appraisal done. Do not use the lender's guy. This should cover you for almost any contingency. |

Get a home inspection before you sign on the dotted line.
This is kind of hard, but look beyond paint colors and the home decor when you walk in. It's obviously going to look very different when you move in all your stuff. Make a note of what you want to change and any fixes that might be needed (consult home insector for some of these) and total the costs. It can help you get a better deal on the house if you come with calculated numbers. |

Obtain a legally binding agreement that says what will happen with the property if you get married, if you break up, or if something catastrophic happens to one of you.
If you are very interested in a house, ask if a home inspection has been done. If not, get one and make your offer contingent upon approving the home inspection. A good home inspector is worth every dime you pay them. |

never look like u love it .it's expected you'll make a lower offer .wonder what's under any paneling. open all the faucets.all windows should be fairly new,low maintenanace.buyer beware is the rule. look under throw rugs.look for water spots on ceilings,walls. ask how old the roof is.u really want 2 baths!ask about the type of foundation(tiling,etc) ask about type of insulation,thickness rating.fungus smell? forget it!don't go for adjustable rate mortgage!! take ake your time,don't marry the 1st house u like!! sue |

Do not purchase a home with a boyfriend/girlfriend jointly. You will regret it later if you break up. Not only will you lose your boyfriend, you will lose your home.
There are two viable ways to overcome this. First, get married before purchasing the home. Or second, if you can afford to purchase this home without your boyfriends help, do so. You will own the home independently of your relationship. |

make sure you look for mould, especially in the basement. mould is really really bad...also look for water leakage as this can become a big headache afterwards. |
