nope, you can ask for amounts due to you plus court costs. You can probably get a judgment but collecting it is going to be almost impossible because the collection laws are so complex and you do one thing wrong they can drag you into court and sue you. |

You can't charge them for having your manager make a visit to them.
You can charge late fees, court fees and legal fees.
It's all depending on your state as well. Read your lease. You are entitled to that only. |

If you have to take the tenant to court they will be made to pay court cost. You might get the fees to have the papers served as well. From what I've seen on TV court shows being paid for your time will be no. |

Did you put that in your lawsuit? If not, then you need a hearing on that as well. READ your lease and your court filings. You should always ask for court costs and fees. But if it's not in your judgment, NO. Once you get a judgment you have to execute it, garnishee wages, attach bank account (do you have account #s?). |

The manager is on the payroll anyway and these things are part of his normal duties. Unless you paid extra to him you can't recoup these costs.
All you can add is third-party costs of fee service, guys to empty the apartment, direct court costs and legal fees. Don't forget the late fees your lease may allow. |

In Pennsylvania we can not only sue for past due rent owed, but we legally can tack on attorneys fees, advertising fees, fees to show the apartment to prospective tenants and court costs. It varies by state, you need to research what the laws are in your state and charge accordingly. |

The cost of filing in court and service fees is automatic. You will get a judgment for that amount immediately if you win the case.
Back Rent and other fees will have to be filed for in small claims court. You can normally add on reasonable cost associated with the eviction.
If you add on too much, you come across as a greedy person and risk having the judge decide the case in favor of the tenant. |

You cannot squeeze blood out of a turnip. This person owes you $4000, and he more than likely will not pay the lawsuit. If you sue you could end up having to pay court costs and attorney's fees. Cut your losses and get what you can. You can always file your loss on your income tax. |
