they will give you notice but it takes a while for them to evict you. just try to pay as soon as possible.

In CA we can evict you for being more then 5 days late. You are not living in your place, it belongs to someone else and they have to make the mortgage payment regardless of you flaking out or not.

Are you going to manage next months rent too? It is due in a couple of weeks. You should not have rented something you could not afford.

Contact them and explain your position. Dialogue is such an overlooked and important thing. You have for knowledge of events in the future, (that is pretty amazing itself) so explain them as best as you are able to so that there is not a misunderstanding when the events do take place.

so get the money from other sources for your rent, because then in a week, you owe another month's rent, then you are 2 month's rent - and so forth till you're on the street.

Most likely they didn't even file in court until the end of the month anyways (around the 15th-20th). As long as you pay before the court date they can not evict you or put this onto your credit. (I used to be a prop. manager). But, if you do not pay and they gain a judgement on your property, they still have to wait ten days after that court date to file eviction proceedings. Now, if you are late multiple times, they have a right to evict you for not following the lease. But, here's a little secret, no landlord wants to evict ANY tenant even if they're late one or two times. That would just mean more marketing dollars and leasing effort spent filling that apartment back up with another tenant--not to mention repainting, cleaning, etc. You'll be fine!

If you have never been late, just talk to your landlord. I am sure they will be forgiving and let you slide. Plus, they couldn't evict with the snap of a finger. You have rights and there is a proceedure that they have to follow which includes notifying you to give you fair notice of your default, with the chance to correct it. Not sure what your lease says, but seriously, just go talk to your landlord. Even if they aren't the nicest people in the world, they would be foolish to try to take action against you, when you haven't been late at all ever before and when you aren't even 30 days past due. It's so hard to find good renters, so they should be more than happy to work with you. Don't worry. Take a deeeeep breath. It's going to be fine.

It takes a good 4 months to evict a tenant and its costly. Most landlords don't want to go that route. they will probobIy send you a notice. I would be up front with them and just let them know you'll pay a late fee too.

You can't be evicted for paying your rent late. They would have to take you to court for it in most states, and to most landlords, it's not worth it. I would just pay your rent on time in the future and avoid this kind of dilemma.
