sorry misread, you are definately responsible until after closing its like thinking your neighbor is responsible for your insurance if its still your house you still pay

The Seller is responsible for insurance and taxes until the day of closing. The Buyers, in Illinois at least, must present proof of insurance on the DAY OF closing. If the home were to burn down or be destroyed in any manner prior to funds being disbursed (closing), there would be no sale. You are responsible until the day of closing when the bank has delivered the funds. Whatever you do, don't cancel your insurance. You should really have an attorney any time you close. Some states use escrow agents so if that's the type of state you're in, ask them for clarification. Good luck!

the seller would be responsible. You are still legally the owner PLUS your homeowners Insurance should be effective until the day of the closing.

seen it happen before where a house burns down while in escrow and then the sale dies and seller is selling an empty lot and looking at cleanup costs too

In some areas it may be a blessing because an empty lot may be more valuable than a lot with a structure on it as in NYC. A doctor burned his house down so his wife would not get it in divorce, but he died in the fire and as it turned out, the lot with building was only worth 3 million - the empty lot was worth 6 million- by the way she got it ALL then!

If the home burns to the ground before you close, the deal can't close. If it burns to the ground 1 hour after closing the buyer owns it.

You are until closing, it's not their's until it's really theirs. If you rely on them taking resonsibility before you get the money, you are taking a big chance. What if it falls through and they can't pay for it? Take Care.
