The best way is to live as modestly as possible . and save every penny you can until you qualify for a loan on a modest home. You play workup until you have the home of your dreams. there are advantages to renting Even though me and my husband had enough for a down payment when we married, we prefered renting, not having lawns to mow and repairs on the home we bought a home after 2 kids and throughout the years own our home free and clear. |

Try to qualify for an FHA loan. They have more lenient guidelines than conventional loans. Also try to find special programs that you may qualify for. For example in California if you work for the government you can qualify for mortgage programs through your benefits. Niche programs could really help you out but it depends on the area you live in. Find a good financial advisor! |

work on cleaning up the credit - pay off balances and pay on time, and keep saving money for down payment and closing costs - eventually his score will improve |

How much cash do you have in the bank?
It's hard to find lenders who'll do no-down-payment mortgages, but with 20% down, you can get the realtor's attention.
See if you meet all 4 of these goals:
1) No other debts (no credit cards, car notes, or student loans)
2) 20% down (cash in the bank)
3) 6 months expenses in an emergency fund (more cash in the bank)
4) Find an affordable house (2 years salary. Maybe 2 1/6 if rates continue to stay low.) |

Ask a buyer's real estate agent to work with you. |

Sara is mostly correct in the FHA loan.
What ever you decided to do my only advice would be to be sure you hire a real estate attorney to look over any loan papers or realestate contract to purchase before you sign a thing. It is well worth the few hundred bucks for there service. |

go to a lender and get preapproved for a loan. once they do some leg work they should be able to tell you how to build your credit to where you want to be. sometimes it helps to have 1 credit card. put a few things on it and pay it off every month. |

All you can do is get your credit score and find a target credit score that you need to buy a home... generally somewhere in the low to mid 600s (at the least) then work on your credit situation until your score is near or above those numbers.
There is no other way, nor quick way to do that. If you have no credit, you should start building a credit history for yourself so that you can help. |

If this is for a PR (primary residence) you might have a small chance. How bad is the credit? If it is under 660 on a PR you might pull it off, but why have you applied for big loans, as you put it? You might look for a lease/purchase situation or ask if a potential buyer will accept an owner financed deal. |
