I am new to the 'landlord' thing. Is it a common for people to want to see a property and not show?
I am trying to rent out a house. So far, three people seemed VERY interested and eager to see the property and then they DON"T SHOW up???!!! For example, one guy said hew would be there at 6pm. We waited until 6:30 and called him. He said he was busy at work and would call if it became too late. Then, we never heard from him again?? Some other guy said he would call by noon to let me know either way if he was able to make it Friday, and that he was inetersted, but it was a little more than he wanted to pay. and he NEVER called or showed up??!!! Another couple said they wanted to see the house Saturday and were SOOO happy, and never showed! Is this common?

That is pretty normal. I am a property manager with about 70 properties and that happens all the time.

Never count it rented until the lease is signed and money paid.

very common and btw...the "I want the place...please hold it till monday" thing is also very common...good luck.

Its common been there done that!!!
What I found the best thing to do was to hold an open house. You would tell everyone that they can see the house between 1-4 on Sat or Sunday. this will also help because people will see other people there and if they really like the place they will put a deposit because they'll be afraid that someone else will get it. You could also put a sign on the grass saying for rent and wehen the open house will take place.

Yes, it is very common for people to SEEM excited and then not show up. Sometimes they find a better deal and they figure you won't care if they don't show up.

Sometimes things come up and they really can not make it, but if somebody gives you the shiv, don't show them again......you don't want someone like that as a tenant anyway.

It can be once you give people the address they might drive by if they don't like what they see on the outside then they aren't going to show up on the day you wanted them too. I would suggest making appointments on say a Saturday make them 30 minutes apart this way your not wasting your time driving to and from the place for each showing.

Yes, it is. Sort of like employers swearing they'll call either way to let you know whether or not you got the job, but they almost never do.

Yes, a lot of times , what happens is people call, say they want to see it, & get the address & drive by & look at it before the Appointment, if they feel it isn't what are looking for, or in a neighborhood, they really didn't care for, or doesn't look like it is worth the rent you are charging,or they find some other place to rent, they don't show up for the appointment.& don't call to cancel either.

Very common. This is why most landlords use a real estate agent. Doing the rental agent thing is not necessary for multiple dwellings (six apartments or more in some jurisdictions). You'll never get to know that many people well if you don't live in the building. However, if you have a two or three family home that you live in, you have to continue putting up with this.

After a small group of prospective renters is formed, the next part of the game consists of people haggling over rental price and often pretending that they have all the money for a month's rental and security deposit. They'll ask you not to rent until they show up. Frequently full of it.

If you feel like getting out of that game, don't feel bad. Quite a few people have. Most landlords used to be former renters (LOL). I guess it's like a disease after a while.

this sounds SOOOO familiar.

yes, when i was a landlord like 40% of the people would do a no show. sometimes i would be stupid enough to call them back and they would be like "oh we forgot"

or they would call and reschedule, and reschedule, ans still nevger show.


welcome to the world of being a landlord, you gotta put up with a lot of bull.

that is the reason why they are not owners but renters.

Edit- most renters will have this chip on their shoulder and will think that you own the property free and clear and are pocketing every penny that thye pay you.

If i were you i would try to find a tenent by word of mouth, like ask some your friends if they know someone, go to a senior center, seniors are THE BEST tenants, I mean how often do they have party's??? you might have to have the yard work done but still i fyou can get someone 69 years old in there that would be the way to go.

I'm only 29 myself and that is how i feel. It can be rewarding don't get me wrong, but you can also get a headache, so be careful.

Happens all the time and you'll be amazed at how many people come to view and then are so disgruntled that you want a deposit and a months rent up front. They think you do it for nothing!

I think some of it has to do with the type of person your property might appeal to....higher end....probably a more responsible person who would be more likely to honor appointment to see home........lower end...someone less reliable. If it makes you feel any better, someone that doesn't show for an appointment is probably someone who might be late with rent, etc. so consider it a blessing.

I have been a "Land Lord" myself, but it may be common. Do you have good photos in a advertisement? It is all about image, who knows, maybe this first time of yours you may be unlucky or the three people that have not shown up are just weird.

Its not normal and it tells you about the person/s. You don't want to rent to people who are irresponsible.

Not all, but most renters are looking for a place to rent because they are being evicted, or they are such poor character that they cant get a mortgage.

Don't rush to rent to the place. Try to find a great tenant.
