You need to be very careful with how many times you have your credit pulled. This reflects megatively on your credit.
With the current credit crunch and housing market you are going to have a very difficult time getting a loan with rough credit. Trust me I"ve been trying. I've taken the past 6 months to clear up my credit and I have 1 derogartory mark left to clean up.
What's wrong with your credit? Late payments? Charge offs? Bankruptcy? You will need to have all these things cleared and a minimum credit scoure of 620 (or at least that is the last score I was quoted.) Do you have any money to put up for closing costs and down payment? Without all this it is very unlikely that you will get a loan.
What you should do is take the time to clean up your credit issues and save money. Pull a copy of all three of your credit reports with scores, examine them to make sure they are accurate, and figure out the best creditor to start with to clean up the credit. |

Just because you have credit problems, it does not mean you can't buy a home. Anything is possible, so keep trying & don't give up. Make sure you have down payment ready, a stable job & maybe a co-signer will help out a lot. I'm sure there is 1 lender out there who can help you get the home you need. Think positive.

Put off buying and work on fixing your credit. Get a copy of your credit report (AnnualCreditReport.com). Dispute any errors with the credit bureau.
If you are carrying balances on your credit cards, especially if those balances are more than 30% of your available limit, pay off those cards. This will give your score a boost.
Next start working on settling derogatory items. Start with the newest and work back to the oldest. The older the debt, the less impact on your score. Also, older debt is more likely to settle for smaller amounts. Offer 50% for 3 year old debt.
Lump sum gets the best deals. Payment plans have to be short. Ask for delete for payment -- some will, some won't. Get any settlement agreement writing and don't give them direct access to your bank account.
Paying off old debt won't increase your score, unless you get it deleted, but paid old debt looks better than unpaid. Any mortgage company will insist you settle old debt before approving you for a mortgage.
You will need at least a 24 month consistent, on time payment history to see improvement in your score.
You should also put a set amount into a savings account for your downpayment and closing costs. Owning a house is more expensive than renting. |

With the effects of the sub-prime mortgage crunch still being felt. Lenders have really tightened the qualifications of getting a loan. That being said, it will be nearly impossible for you to get a mortgage with sub-prime credit. |

If you have bad credit (especially debt that is still UNPAID), you aren't going to be able to purchase a home.
EDIT: I live in Fort Worth, TX. If you have debt that does not have a zero balance (meaning that either you paid it off or they wrote it off) then it can stay on your credit forever. They can 'refile' the debt every 2 years (I think that is the time-frame) and it never goes away. My hubby has something from 16 years ago.... yes, they can be very diligent about refiling. :( |
