in addition to the info given by the above posters, some lenders allow you to convert your PMI payment for loan amounts above 80% LTV (not tax deductable) into a slightly higher rate (anywhere from 0.25% - 0.35%) which IS deductable.

You can go to most bank web sites especially those who have mortage departments and prequalify online without any obligations. SunTrust Banks at www.suntrust.com is one that has a user friendly website and provides that type of information to you.

Let me tell you what is happening around the country.
People like you are trying to avoid PMI by getting 80% prime loans and then 20% SUBprime adjustable loans.
The Banks when they get your house back in 3 - 5 yrs after the adjustable Balloons to 2 , 3 times the fixed payment are Wining. How do I know - served over 25 foreclosure notices last 2 weeks to people who were a penny smart and dollars poor. Pay the PMI and you will keep the house. Pay extra Principle payments for 2 - 3 yrs until you got 21% equity. PMI cancels then. You'll still have your house not the Banks.

The real question here is why would you buy a home for 400k when it was appraised for 375k?

That doesn't make sense.

As for the PMI, you don't need it. Do an 80/20. It makes way more sense.

You need to pay 20% down to avoid PMI.

It doesn't matter whats the loan amount as long as you put 20% down u wont get PMI but what most people do they get 80% money from one lender and 20% from another lender as a secondary mortgage so they can finish PMI.

These peaple are all wrong! You can get a combo loan. 80% 1st and any amount for the 2nd to avoid PMI. Let me know if you want more info. I own a mortgage company.

Generally to avoid PMI, you must have a down payment of 20% of the purchase price. Often lenders will only give you a mortgage for the appraised value of the home plus financing costs.

you can get loans upto 100% of the price and depending on how it is structured you can get without PMI (80/20, 80/10/10) however the the amount above 80% will be at higher rates and even the 80 may be at higher rates.

I recommend to get it with PMI and then wait 1-2 years and get reapraised for 10% more to waive the PMI.
