Get rid of all the clutter. Potential buyers aren't interested in your stuff. They have to be able to imagine how their stuff will fit in your house.
If you have a dated room, consider painting it white.
And if needed, hire a landscape crew for a day to tidy up the yard. Curb appeal is what they call it.
Have an info sheet with pictures of the interior and exterior for visitors to take with them.

Properly staged, super clean kitchens & bathrooms stand out as the main selling feature of a home. Fresh flowers, & sweet smelling cookies or vanilla is very appealing, too. Get yourself a storage unit if you have to, & pack up your very personal belongings, & family photos there so you don't have them shoved in closets. Open & clean closets are attractive, too.
Or, you can hold off on the open house because less than 3% of real estates sales are made because of open houses.

I have always heard you should bake cookies or bread so the house will smell nice and homey.

Just a note of caution: Be prepared for nosey neighbors to drop by, as well as "buyers" who aren't really serious, they're just looking for decorating ideas.

It is true you should remove as many personal items as you can. This includes photos and niknaks. Also make sure your kitchen counters are cleared of all appliances, like blender, toaster, coffee pot. Have lots of fresh flowers and plants placed around.

get rid of anything personal like family pictures or last name things in the yard the home buyers want to walk in and feel like it's their place.... they don't like to see a bunch of clutter....home buyers want to see what the room looks like and to see how big it is....make sure that each room is clearly defined....you don't want a room that is like a den but also like a laundry room...use neutral colors....some people like bright colors and others don't....people also LOVE light in the rooms...so if the room has heavy window treatments you might want to take them off to allow more light to show....oh and also clean the closets...people do look in the closests and when it's messy they seem to think that the home isn't in great shape(weird i know)....make the backyard and the front yard look nice...you could hire someone or just buy some flowers or mow the lawn.....make it look like a professional did the lawn......good luck in selling your house!!!

I always remember the really neat places with a nice color scheme, but most of all I can still smell the potpourri that they had simmering on the stove. It wafts through the house and lingers in every room. I do that at my house and when anyone comes in they want to know what the fragrance is.

Make sure you have fresh flowers about, send any animals or kids away to family or friends for the day. Bake bread and have some fresh coffee on the go, the smell get's people feeling homely. Put on a soppy dvd with the sound down, a classic film that fits your audience; sound of music for families that kind of thing.
Clean the house thoroughly, scent your home with the same fresh smell throughout, I recommend the glade air freshner "Fresh Linen", it smells like clean laundry.
Dress the rooms to suggest their intended use, make it look like someone who was doing something really relaxing, just left. Good Luck!

inviting lighting and good smells...use some lamps and light some candles...makes a house look cozy ;)
