you need an attorney
specifics are beyond my knowledge, and there has to be some way in law to have someone act to protect your husband's assets [the house] in his absence and when he isn't taking care of it [paying for it]. Let's call this person the Guardian.
you want that someone to be you -- his wife, if possible.
at the very least, you want someone appointed [the attorney?] Guardian so that the house can be sold and stop draining all your funds [they'll run out eventually, won't they?]
depending on state law [where are you?] you may be able to spend the money from the house or you may not.

Sure, he is missing right.....maybe he is dead. I don't know why you need a quit claim when he is missing, or is the deed only in his name, in that case you would need to know or the authorities would have to asssume he is dead to avoid it. |
