you need an attorney

specifics are beyond my knowledge, and there has to be some way in law to have someone act to protect your husband's assets [the house] in his absence and when he isn't taking care of it [paying for it]. Let's call this person the Guardian.

you want that someone to be you -- his wife, if possible.

at the very least, you want someone appointed [the attorney?] Guardian so that the house can be sold and stop draining all your funds [they'll run out eventually, won't they?]

depending on state law [where are you?] you may be able to spend the money from the house or you may not.

So, I'm guessing your husband ran off on you...If that's the case your going to need to hire an attorney and private investigator to track him down or you won't be able to sell the house at least not any time soon

You will need to get an attorney to locate him on a skip-trace.

You CANNOT get around a quit-claim without his signature.

Sure, he is missing right.....maybe he is dead. I don't know why you need a quit claim when he is missing, or is the deed only in his name, in that case you would need to know or the authorities would have to asssume he is dead to avoid it.

you might want to dig up the body and bury it somewhere else before you move or else when the new home buyers put in a pool they will find him
