I can't get any info from the realtor, what do you think may be wrong with these homes to be so cheap?
I really like the look of these homes, but when I call the realtor they will not answer any questions about the home, they keep suggesting the more expensive newer homes. I don't like the look of newer homes--too subdivision look that is everywhere in my current city. What do you think may be wrong with these homes?

The prices sure are cheap compared to where I am! But looking at listings, the prices do seem in line with other older houses in the area. Those houses are on the small side, have only 1 bath, and likely haven't been updated in a long time. Actually, I like older houses with a personality. The realtors you've talked to would rather sell more expensive homes because they make a bigger commission. If you get yourself a good buyer's agent, they can help you figure out what is a good deal and what to stay away from. Good luck!

they are both extremely old homes, so there may be issues with pipes, floors, just about anything. They are also pretty inexpensive so the agents won't make enough profit on them as some others. If you know the area you might try contacting the owners directly to get more info and let them know that their realtor is not doing their job. The agents may also be getting bonuses from the new subdivision developers -thats how it generally works around here. Best of luck to you!

The Hastings home is tiny, for a three bedroom. I also noted that the basement is listed as "other", which may mean it does not have one.

The Waterloo house is a current rental facility and is nearly 120 years of age. It is subject to a 'short sale' agreement which means that there is more owed on that property than it is worth. The listing agent describes it as in 'pretty good condition'. If that's the BEST they can say about it, count on it needing TONS of work to make it a decent property.

It's possible there could be something wrong but, on the other hand, 95% of realtors will always try to sell you a more expensive home. They get a percentage of the sale price so they always try to push expensive ones on you, even if it's nothing like you want.

I've bought several homes and dealt with dozens of realtors. In my opinion, most are worst than used car salesmen.

they look oldfashioned; many people DO like the McMansion look and dont think how much work to clean 3 1/2 bathrooms etc.and don't want to mow lawns, rather hose down concrete

Factually, old timber houses could have
*termites
*dry rot
*leaky or rusty roofs
*very ancient bathrooms and kitchens

whereas the newer ones the realtor might be associated with and share in the profits, or in any case get bigger commission because of the higher price.

The one in Waterloo is absolutely charming....so it is over 100 years old, it will certainly need a lot spent on it as parts might be quite wobbly......but it is cheaper than a large motor home!!
if it is in a suitable location for you, GO FOR IT.....in both these houses you have a lovely large sunny yard, for outdoor living or kids' playground or vegie garden; enough rooms to be getting on with; timber construction makes it VERY easy to open up walls to enlarge rooms or make a more modern open-plan layout, and it lends itself well to gradual do-it-yourself renovation.

commuting from a small town on a freeway might take no more time than getting about in a big city on clogged surface roads; the small town atnosphere (and cleaner air) are worth it, as well as the very affordable housing prices.

ignore the realtors, go for a weekend drive to the nearby areas your job lets you consider, and look at the homes yourself.

Get a home inspector in to check them out for you. That way, a small up front investment could save you a lot of money, and get you a home you much prefer. The one that I viewed only had one bath, and that is a deal breaker for many people.

Both of them look run down and questionable overall. I looked at a few homes like those where i am in East Tennessee,and was disgusted with them Wound up settleing for a short sale home that was below market at 99,900 asking,and has gained over 25,000 in equity in the first yr alone. So personally I'd not ever buy an old house like those unless I entented to 100% restore everything inside and out. All older homes have the same universal problems. Poor insulation, old pipes, old elecrtical, old plumbing, possible aspetis(spelling?),ect ect. I'd be carefull and find something nicer. They may also be in a bad area a lot of times the older homes in a town are centrally located and thats usually the most crime ridden area of town. So I'd be selective.

Could be forclosure or many things wrong with it. I would suggest to locate the owners before hand or get your own realtor and look at the house yourself. A lot of times with an older home that are cheap there may be problems with them such as, plumbing, walls falling down, floors bowed, bad furnace, bad water etc the list can go on. Like i said contact a realtor of your own and see the house yourself a different realtor may be able to answer questions for you better then the one sending you to a more expensive house that you don't like

Ok...House #1 looks like it has water behind it. Due to all the recent flooding, is it possible that there is a water problem presently with this house?

House #2 looks like a house that has to be rehabbed! For that price, you could barely put in a foundation....looks like it would be a money pit.

For both.....with the price that low there has to be multiple repairs needed before they could be occupied. The old saying...."If it looks too good to be true it probably is!"
