I presume that he has hired a Managing Agent to handle his property on his behalf - therefore rent is paid to Managing Agent and if any problems/repair required you inform Managing Agent.

Too bad that the land lord is not the ex wife.
If you inability to get in touch with the land lord arises from your attempt to pay the rent then you will need to go to the bank and open an account payable to him and place the rental payments into that account. If your inability to get in touch with the land lord arises from issues having to do with the lease, then a registered return receipt letter is in order and then if returned unclaimed, to court you go to ponder the intricacies of equitable law.

If your landlord is a good person, he/she will accept the fact that you count contact him/her.
On the other hand, if he/she is a bad person, he/she will get mad at you for not exerting effect in contacting him/her.
Save your rent money, its almost obvious that you'll have to pay sooner or later.

well he must be round the corner havin a pint what ever u do just put the rent in the bank for him so when he sobers up he will come and collect it off you and not evict you.if you cant get him on his land line he must be cut off coz' hes not payed his bill if you cant get him on his mobile some one must have nicked it if u cant send him a letter he's forgot his address.it can go on and on with me.and its not a good thing what ever u do if ur in surch for him dont kick his door in tryin to find him coz' u'll have to pay for it too,so long as hes out of sight its good

No, this is not a good thing unless he/she has given the authority to a manager who assumes all responsibilities and you know that name and number.
In the area where I am, there are many absentee landlords/landlady's. They purchase these houses, rent them out while they live in another state with no authority given to a manager. I could name several right now that I know of. The tenants are left with problems that they should not be dealing with and which can be costly to the tenant, or a hazard.
Getting money spent back for what should be the owners responsibility becomes a problem.
I'm not saying that a landlord/landlady should be sitting home waiting for a call, but should be available at least by answering machine or someone given that authority who knows where the owner can be reached in case of emergency.
