I had my house appraised in 2005 and it appr. for $125,000 had it appraised this week and it was for $98k why?
We had our house appraised in 2005 thinking about selling, it appraised for $125,000. Now trying to refinance and it appraised for $98,700. A lady came to do it, but all the appraisal info and certificate was a mans name. She didn't get the sqft correct or lot size. And then tried saying that the County records were not correct because she measured it. How can a house depreciate almost $30,000 in 3 years..and we've done tones of upgrades, new paint, tile, ect. she said it was because there hasn't been any sales in our neigborhood in 12 months and wouldn't go past 1 mile for comps. Our house is about 400 more squarefoot than anything in our neighbor hood because it had a dinning and master bath added on to it. I'm just flabergasted at what she came up with on the appraisal. I can't understand the major difference in only 3 years, and can't get anyone to give me an answer as to why????

First off, appraisals can vary a LOT, I've had several done. Secondly, there is a big drawdown in the prices in the last 3 years. Three years ago they were ridiculously high, now they're way down. Also, a lot depends on what's going on in your local real estate market. The downturn could be hitting your locale particularly hard.

Alot of what you consider to be upgrades may not be things that have an effect on an appraisal. It's also possible that you may have over-improved for your area so you should not expect to get that to reflect in an appraisal.

If you do not agree with this appraiser, get another - but ask ahead of time how far out they will go to find comps. I wouldn't expect any other appraiser to go past the 1 year sales mark though. That would not give an accurate appraisal.

You also need to confirm whose measurements are correct. (I would bet it's the county's.)

If your addition is not permitted, it cannot be counted.

Home prices have dropped a lot. It's a tough market right now for sellers because lots of people are trying to sell and not as many are buying. So inventory of unsold homes has gone up a lot in most areas.

If you're looking to sell, try to get an agent who will cut you a break on commissions -- there are lots of good ones who do that these days. Seekingagents.com is a good place to start.

Uh, haven't you read newspapers or watched television? The entire housing market in the US is dying a horrible death!! You're one of the lucky ones: your house is not being foreclosed on and you're not living out in the street! People are losing their houses left and right because they got in too deep and expected to make millions from the already inflated home prices of the last 7 years! The rate of foreclosures and short sales and bank-owned properties is in the hundreds of thousands!
Chee, read a newspaper once in a while!

First check with your county records on the sq. ft. if you have a non permitted addition to the home. Then it can not be used for appraisal purposes.
Now i`m not real sure of why other then the market conditions why your home has now appraised for less than your purchase price from 2005. Most homes have been reduced by large amounts from the last 2 years of increases. Some areas as much as 35%.
Ask the appraiser how long they have been in the business. Then get another appraiser to double check your homes real value. You can get one free from a real estate agent. They can pull sold homes in your area.

But regardless home values have gone down a hugh amount and the lenders are only using 95% of a home appraised value.

Depends on your location. Some homes deprecate more than others because of the market.

Houses are only worth as much as someone is willing to pay, and willingness to pay depends on available supply. If my choices are limited, I’m likely to pay more than when my choices are vast.

In ’05, you were probably in a seller’s market – there were more buyers than homes for sale so buyers had to pay a premium.

Now we’re in a buyer’s market – there are more homes for sale than buyers so buyers can be more discriminating in what they’re willing to spend.

This is a cycle that constantly goes back and forth. Housing prices are not guaranteed to rise, but will ebb and flow with market conditions.

The economy has affected the property value of many homes across the nation. My house and land value were also decreased by 16% from 2006 to 2007.

The gas prices are a large part of things. It has made a domino effect in the economy. The cost of gas drives the cost of transporting goods to the stores and the cost of goods and services go up in direct proportion to this. When consumers have less to spend on frills, the whole economy tightens its belt and it drags the property values down as well.

Also, if the county information is not correct, you can have it reassessed. Call or better yet, write them a letter stating the square foot errors and the land measurement errors. If possible, include a copy of the last property survey that was done to prove the amount of land you have. They will adjust it.

The market may have subsided because of sub-prime. But if she did not get sq footage correct she needs to review. You should talk to another appraiser re general ppty prices in the area.

Property values were higher in 2005. The sad thing is..... if you decide to sell the property you will probably have to sell it below appraised value.
