Typically a lender uses the lowest qualifying credit score (the middle score of the 3 major credit bureaus) to qualify a mortgage loan. Additionally, the lender will usually consider the primary wage earner as the borrower and the other party as the co-borrower.
You probably will be able to qualify for financing, but you may want to consult a mortgage broker about potentially using just your wife as the sole borrower (therefore using only her credit score), and using a 'stated income' program to qualify for financing.
Of course there are no guarantees and many other factors will come into play. Good luck!

With credit scores like that you should have no trouble getting a home loan. Some lenders would also not require much of a down payment for a score of 750.

They will look at who makes the most money. That persons score will decide the rate you will get. They take in consideration the second score if it is exteremly lower, that might affect it but as long as it is atleast 600, the person with the most income will only be considered of having the score.

lender will always use the lower of the 2 middle scores...doesnt matter who makes more money.

the person who makes more money will be the primary applicant, but if the 2nd borrower has a lower score...they will use the lower score.

there are many options that you use to purchase your first time.

Yes, you can get a loan. The big question is........how much money do have to put down?

They will use both of your credit scores.

Make sure to go to a bank and not some "rip off" mortgage company.

Oh, and pay your bills, pay on time and get that credit score up. Your credit score dictates what your rate will be and below 650 you are in a dangerous area where no bank will lend you and then the rip off mortgage companies are your only option.

Both is it is a joint loan. Anything over 730 is excellent. You should have no trouble if your income is sufficient.

who ever makes the most money is generally who is the primary, and they're credit is who they use i see no trouble getting financing with 5% down easy i would ask for seller concessions of up to 6% to help cover closing costs for you. this will help you greatly and can also assit you at getting alower rate if you go the the right lender!

i sould suggest directlendingplanet.com see if they lend in your state! shop a few and see who finds the best overall deal for you!
