im looking to buy another home in a different city and i dont think that i will be able to get another loan so i was wondering if i could take my name off the loan and jjust put his name on it , he is on the title just not the loan

He could finance a loan in his name, pay off your loan and there you go.

Unless it's stated in your loan terms, then he can't assume your loan. He would have to get his own loan to cover your loan or just refi with the lender you are currently with into his name.

Check with your loan company and see if they will accept him. Bascially, you would be "selling" the house to him.

It is such a bad idea for people who are not married to buy joint assets. There are courts set up to divide marital assets but nothing for boyfriend/girlfriend break ups.

You have way more problems than you even know at the moment having your boyfriend on title and not on the loan.

Boy are you going to get a surprise soon!

you have to refinance the enitre loan in your boyfriend's name in order to take yours off. if his credit isnt good enough to sustain the loan, they may not take it off or you may lose your home if he fails to pay the loan and mortage

They will not take anyones name off of a loan. You will have to refinance the loan entirely into your boyfriends name in order for you to be released from it. I know this from expierence.

A whole new loan process will need to be implemented if his name is not on the loan at all. This is because they will have to run a credit worthy check on him alone; your information would no longer be useful because it goes with you; not your boyfriend. Just some wise advice: having a boyfriend in charge of your purchases (loans) is not a smart move. What happens if the two of you break-up? No law is going to save you from not making the note since your name is the responsible party.
