They can not charge, you simply need to give them a copy of the animals certification. Non-certified animals are simply pets, you would be amazed how many people claim "service animal" when it is not the case. |

But some people who are "depressed" have "companion animals" for "therapy." These are pets and you must pay the fees. |

They are allowed to charge the same fee they would anyone else. It is only illegal if they are discriminating by charging more. $200 sounds pretty normal, even on the low side.
The main thing about service animals is that they have to be allowed even when the property normally does not.
You are liable for any pet damage, same as everyone else. |

What if I have a disability and depend on a service animal?
This is a special situation. Because of federal fair housing laws that require landlords to allow reasonable accommodations for tenants with disabilities, the landlord may not prohibit a service animal from living in the unit or charge the tenant extra rent or deposit.
A service animal should not be considered a pet. The tenant may be required to provide a note from a physician that verifies the service animal is needed as an accommodation to the person with the disability, but the animal need not be a certified service animal.

Yes, this is very low fee. Animals will be animals and you can't always prevent them from damaging the floors and walls.
When I worked for a property management company, there was an mandatory extra month rent charge for security. Most of the time service animals are larger than the average pet dog or cat. The larger the animal the more damage that they can do. |
