Not your responsibilty mate, BUT you may be liable if anything goes wrong when the new aerial is being put up (insist by a responsible contractor) and thereafter for any damage to the building - but being a responsible landlord I am sure all necessary insurances are in place!! Also insist that it cannot be removed when he moves out!! |

As a landlord it is your responsibility. As the TV channels are changing all the time and tenants will always want the up to date channels its best to keep up with the times. Alternatively you are providing him with a full working aerial providing the usual channels. If he requires something extra maybe ask him for a proportion bearing in mind that he is a good tenant and rent is paid on time, it might be worth it in the end to keep him. |

What does it say in the Tenancy Agreement ?
If there is no mention of an aerial, in your situation I would ask the tenant to tell me what kind of aerial he wanted and how much it would cost to supply and fit. Unless it was an exorbitant amount, I'd cough up, and then when the TA comes up for renewal, ensure that the rent rises to reflect the expense of a special new aerial.
a) it keeps the tenant happy, and if he's a good tenant, you'll want to keep him and avoid the hassle of finding another
b) once that aerial is up there, it adds to the value of the let, so if/when you are looking for a new tenant, the let will be more attractive. |

i would say its his problem to sort out,if you rent from a housing association they dont change your aerial,its down to the tenant. |

I would tell him that if he wants a new aerial he should pay for it. As a landlord you have an aerial on the property and if it is not suitable for new equipment he has then the onus is on him to change it not you. |

I have not come accross this before but I am pretty certain that it is the tenants responsibility. I don't think you have to supply any aerial but it is good practice to supply an aerial whereby your tenant can view terrestrial tv channels.
However it is not long before we all have to switch to digital or cable tv, so it may be good practice soon to supply digital soon. I reckon you should say that it is not your responsibility and if they manage to come up with some legislation that says otherwise then you will have to do it! |

no as a rule it is not your responsibility but if you wanted to be an okay sort of landlord you could just do it and say that next time if he buys something it is his turn to sort out. |

If there is an aerial that is in perfect working order and can pick up normal channels 1-5 you as the landlord have fullfilled your responsibilties. If he just wants to upgrade he has to do that at his own cost. You are only responsible if the aerial is faulty and then you are only obliged to replace it like for like. I am assuming this is not a digital aerial |

If he wants a new TV aerial then he must arrange for it to be done. He must however get your permission in writing before doing so. You are under no obligation to provide a TV and so your are under no obligation to provide the aerial. In the same way that if he needed a new mattress for his bed you would not expect to have to supply it. |
