Many leases or rental agreements have a home purchase clause stating that you can end the lease early if you decide to buy a home. Check yours to see if it has this clause, it may help you out here.

you pay the remainder of your lease and forefit the remaining time.

TBONE
Your lease should have clauses for this, like the other answers, I say READ and UNDERSTAND THEM. And do talk to your landlord or property manager.

As a real estate investor, I generally follow what is stated in the lease. I am at liberty to give some latitude if the tenant does communicate with me. Some just ask, leave, and never call back, which commits me to the eveiction process, including the attaining of a judgement, and placing a entry on their credit report. Communications with the landlord, and submitting a Letter of Intent to Vacate Premises can smooth the transition (again depending on the wishes of the landlord and what the lease states), and avoid the eviction process.

it should be easy, many people are trying to get into apartments.--Lucky you! Happy Housewarming! Wish I knew how to do that. I'm in an apartment and wish to get into a cheaper one I signed up for.

finish the lease or pay in full for the lease.

You could talk to your landlord and ask if you find someone to rent the appartment the day after you move will hs/she let you out of your lease or you could pay off the remainder of your lease.
find out if it is legal or accepted by your landlord to sublet the appartment. But if you do this you could be liable for anydamage that might accure during the time that is left on the lease, so be ware of subletting. It could cost you more than paying off the remainder of the lease.

kgirl
you can sublease your apartment..if you want someoen to take over your lease quickly..have an incitive, like saying, you will leave damage deposit, or if they move in like just after the first of the month, you can say..this month is paid.

What exactly does your lease say about breaking it? Ask your landlord for his terms.

budhah1
TBONE had a good answer. Communication is the key to the deal..Be up front, and offer to pay half the remainder of the lease. Consider this as part of the cost of buying your house.

The whole thing hinges on what kind of renter your have been and for how long.

You said Home, not house. and did not say you were buying, but most of us assume you are doing that.

whatchagonnado
Best thing to do would be to contact the leasing agent and ask them.

You could see if they allow subletting.

Without paying a penalty? You can't.

Your lease should state that if you wanted to break it,.read it, it will say either you are responsible for the full lease term or will give you an option to break it.

talk it over with your landlord. lie if you have to but try to be as nice as possible, say "sorry", etc.

H mom of 3
In most states there is something in the lease that states that if you are able to buy a home while living in the apt. that you can break the lease without any penalties to buy the home. I would read and re read your lease and look into your state laws about breaking your lease in order to purchase your home. I know that in Ca and Nv all you have to do is make sure that you send them a letter giving your 30 days and make sure that you put in there that you are breaking due to buying a home, not just because.
