I have no air-conditioning in my apartment?
I have no air conditioning in my Washington DC apartment. The temperature is reaching record highs of 98 /99 degrees with the humidity making it feel like 104/105. Sleeping is next to impossible. Is this a reason to break a lease? Its been out now for 3 days and counting.

I am a leasing professional in the state of Texas and I have known friends whose ac was out for 3 to 4 months and they still had to proceed with their lease.

It really depends on your location and the landlord. Since ac is considered a "luxury", they may not let you out of your lease...especially if it has only been for 3 days.

And you're in Washington D.C....it is a lot cooler over there as opposed to here...

Can't you buy an AC for your window? If not you can buy a portable AC all you do is run a small pipe through a window for the water the AC creates.... I do believe if it is unbearable to live in circumstances then you can, BUT i don't think the lack of AC is a necessity but more luxury.... WISH YOU LUCK!

Since you said it has been out, I assume that AC is in your lease. If the apt was rented to you with the understanding that they would provide AC, they have a duty to keep the AC in working order, which is defined as an ability to keep the indoors temperature at 15 degrees below the outdoor temperature. If something breaks, you have to give them "reasonable time" to make repairs, understanding that it takes time to get a repairman in, especially in a heat wave when everyone is experiencing these things. As it stands, it has not been long enough to break the lease.

nope. Air conditioning is not required. Heating and water are.

Get a fan and sweat like the rest of us. Many people live in much hottere place with no air conditioning. There was no air conditioning 60 years ago and until the 80's is was not common

Are they doing everything in their power to resolve the problem? Has maintenance been out and said how long it will take? Or are they just ignoring you? Also, is a/c included in your lease? Good luck, I know you've got to be roasting right about now.......

I grew up in the DC area, so I hear you loud and clear. Unfortunately AC is not considered to be a necessity, so the landlord might have up to 30 days to fix the problem. See if you can get him to provide a window AC unit in the meantime, if the wiring in the building will support it. Or hang out in the rental office - I bet that's air conditioned!

I live in Texas and if my AC were broke when the temp was over 90 degrees I would demand that I would not pay rent for the days that it was broke. (If it went on for more than 1 day) You don't have to pay rent if your apt is inhabitable. And I'd say 99 degrees is pretty hot. Every summer I hear on the news of an elderly person dying of being overheated b/c they couldn't afford to turn on their A/C. If they are trying to get it fixed then I don't think you could break your lease. However if they can't get it fixed in a day, then they should replace it.
If they are not trying to fix it then you should talk to them about your options about getting out of your lease. If they say you can't, then make sure you have your requests to get the AC fixed in writing. Have them sign it, (showing they saw the request) and then keep the original. Send them a request every day. Spend as much time in their office everyday to avoid being in the heat. Just bug them, and mabey they'll do something.

Some people on this post said that back in the old days we didn't have AC and to not whine, But come on people. A lot of people have trouble in the heat.
If we could go back in time and give AC to everyone, I'm sure they'd say THANK YOU. They wouldn't say you guys are wimps.

Try a portable AC unit. They keep the room cool and remove humidity from the air.

Plus they're portable.

I am in Michigan. We are having 90+ degree heat and high humidity. I have no A/C. I use fans. I don't cook in the heat of the day. I take my shower early in the day. I open my blinds early in the day to help the cooler air come in. When it gets warmer, I shut my blinds to keep the sun out. I drink lots of water. If it gets to be too hot, I take a cool wet washcloth and dab it over my body.

Honestly, I lived my first 25 years without AC. I lived in the country and AC wasn't a "must have". We knew what had to be done to stay cool. In this day and age of whiners and complainers, it makes me thankful I grew up where I did and how I did.

You have to give your landlord a reasonable amount of time to repair it. Does your lease say that a/c will be provided? Get some fans.

Couple questions:

Does your lease include air-conditioning? If not, there's no reason to expect air-conditioning. The wording you used -- "I have no air conditioning" -- rather than -- "My air conditioning isn't working" suggests that it isn't part of your rental. That's not a reason to break a lease. You can always do what you want, like just move out, but you could get sued and/or wreck your credit if you do that.

If you're supposed to have air conditioning, have you notified the landlord and he refused to fix it? If so, call the mayor's office and find out which department takes care of tenant issues.
