$1200 isn't that much, Are you sure that you can afford this apt. in the first place? Rent at my house is $450, but with all of the other things like heat and groceries, phone, electric, ...there is no way I could pay all of this without my boyfriends income also, and our rent is very low. Make sure that you get renters insurance too! |

The best way to start off any relationship, even a business relationship, is with honesty. At age 18 a landlord should not be surprised that you don't have references. After all, what could you possible have besides a note from your mother that you kept your room neat. Just approach the landlord directly and explain that you don't have references because you have never rented before. If you were older, that would require more explanation, but not at your age. That does not mean that your landlord will make an exception, but you can ask. Your honesty might win them over and start off your renting history the right way. Remember, you will be expected to have references at your next place, and this landlord will be the one from whom you will be getting a reference. |

well, might be easier if you went to an individual to rent from instead of a real estate company or apt complex. don't you have references (character refs) in the place you came from. don't ask your parents to pay your rent and don't ask someone that doesn't live there to co-sign the rent. i'd say you'll be hard pressed to afford an apt on your own on $1200 a month. hopefully, you are in a place with a low=cost of living |

Your references do not need to be local. Landlords understand about people moving in from out of town. Use people you know from the place where you used to live. Make sure you let them know you're doing this. Some people feel uncomfortable being a reference. It's also couteous to prepare them. They'll be able to have time to remember all the good things they can say about you to make it easier for you to get the place.
I'm a little concerned that you don't make enough money, too. Where I live that wouldn't be enough to cover rent and other essentials. Perhaps it's different where you live, though. |

You have a lot to overcome in order to qualify for an apartment.
Most landlords have a minimum rental criteria.
EX:
Minimum monthly income should be 3 x rent - you would only qualify for a $400.00 apartment.
Applicant should have good credit - at 18, you probably do not have good credit - it may not be bad either - just not established.
Applicant should have a 2 year stable work history.
Applicant should have 2 positive prior landlord references. Family references do not count to most landlords.
You may be able to find a private landlord that is willing to take a chance, but they are few and far in between nowadays.
A landlord may overlook one or two shortfalls with either a larger security deposit, a co-signer or both. |
