I have rented out my flat and need advice about my Tenants?
My Tenant has emailed me to say he doesn't like the style of sink I have in my flat and can we discuss changing it. I have a Victorian style bathroom with a large square sink stand. I think this is a cheek, I'm sure as Landlord I have no duty to change my fixtures and fittings to suit the Tenant! He has also invited me round for afternoon "tea", I'm not sure if this a social thing or whether he will start wanting to discuss changes to the flat, I really don't want to get involved socially with my Tenants. No you do not have to change anything in your house to suit your tenant!

If the house is in good repair and nothing wrong with the existing fittings then he can go swivel!

He knew what he was accepting in the property when they agreed to rent it out.

If you dont want to socialise with your tenant, ask "is there a problem with the house" when he invites you round, if he says no then simply say that you dont have much time spare and that he should contact you if there are any further problems with the house.

If he suggests changing anything because he doesnt "like" it, simply tell him that the property is as he originally saw it and accepted it and that you do not have the funds to change it to his preferences especially as you may need to rent it out again.

If he still doesnt drop it, state that you have no intention of changing anything unless it is in disrepair and if he isnt happy he should think about finding somewhere else as you have a lot of people interested in the property.

You have no legal obligation to change the sink unless there is something wrong with it - for example it is leaking.

It is rather cheeky but people are basically out for what they can get. I doubt he is demanding the change - more like by mentioning it he is hoping you will agree.

You need to ask him to put the request in in writing - this is the normal transaction between landlord and tenant. You can then give him a written response detailing why the sink will remain.

This formality will no doubt put him in his place and he won't be asking for afternoon tea anytime soon - and if he does tell him straight that your relationship is business and business only.

At the end of the day you can say whatever you like to get out of it as it isn't like you want to be pals with him.

So ask for his request in writing - decline in writing (this also covers you legally) and say thank you but no thank you to tea - so whether he intends it socially or to discuss the sink you have all bases covered - as you're solving the sink issue as well as declining social invites.

your tenants are renting they are not there for you to change styles according to their tastes. If they did not like the apartment they should not have moved into it. Unless they want to pay for the change I would say no.

lmao - what a cheek! If he wants to change decor and you don't mind, you can give him permission to do it out of his own pocket, though I would also stipulate that you have to agree to what he does otherwise you might end up with something really hideous!

You have absolutely NO obligation to decorate it to his taste. I would go for the cup of tea, see what he has to say and take it from there. You want to keep friendly so there's no ill feeling but I agree I wouldn't become "friends" with him. Very dangerous! If he's not happy with your answer the tell him he'd better find another place to live - there are plenty of tenants out there at the moment, with the housing market the way it is.

That is ludicrous! You have no obligation to change any of your fixtures and fittings... they rent the flat off of you and therefore rent it with the fixtures and fittings that you supply... next he'll be asking you to change the kitchen and add a conservatory! Don't get socially involved, it will only make it harder to turn down requests... simply ask him to email or call you with requests and explain that it is simply not economical for you to change the bathroom... if he wants it changed the cost will come out of his rent... that will soon out a stop to his pleas!

first of all unless something is not working you have no obligation to replace it . also i do agree that you should keep the arrangement landlord and tenant , otherwise they will expect favors all the time . if you dont want to tell them that flat out just say your busy and hopefully they get the point .

I don't have a clue what a "cheek" sink is, but if it is serviceable I wouldn't be changing it. As a landlord you have no obligation to remodel to suit your tenant. Not getting involved socially with your tenants is a good idea. Also do not become friends. They will take advantage.

Send him an email back stating that:

1. The sink complements the general decor of the bathroom and is in working order and that you will not permit it to be changed.
2. You regret you are unable to join him for tea due to other commitments.

You are right - getting involved socially with tenants sounds nice but it is simply an opportunity for them either to hassle you or to try to take advantage.

If there is nothing functionally wrong with the sink then you are not obliged to change it, just tell him it goes with the style of the bathroom! And as for tea, ask him whether there are any other problems, and that it's more convenient for you to discuss these over the phone. Just be blunt and make it clear that you will only talk to him about matters relating to the flat, and try to drop in something about a husband / boyfriend so that he knows socialising is off limits!

You can agree to change the sink at his expense but only on the proviso that the original sink is put back (as it was) when his tenancy ends.

take no notice, if you have provided adequate fixtures and fittings which do the job, then he has no right to ask you to change them . I suspect that he fancies you (or thinks you're loaded) and is a creep, don't have anything to do with him, you've done your bit.As he sounds so weird keep a note of all phone conversations etc. ..in case there's any trouble in future.

You're not doing this to make friends and tell him the flat stays as it is. He rented it knowing what it looks like and therefore it stays like this.
