I have six months left on my lease, when can I start looking to buy a home?
I talk with my landlord about breaking the lease to buy a home closer to work. She told me that I will have to pay for the remainder of months, which is $875. So pretty much i will have to wait it out until October 31. I don't want to be stuck paying for remainder months rent and having to pay for a mortgage. I did find the perfect home right now but I can't do anything about it. When or what month can I start looking again to buy a home? I feel trapped frustrated. When you find the home that is right for you, you do have the option of putting "contingencies" on the deal. You can put in the contract to buy the house that you want the sale to be final the day after your lease ends. That way you don't have to break your lease and you can move seamlessly from your apartment to your new dream home!

Ok, looks like a couple of cut-and-paste answers in here (one directly from a Realtor's website), so here's what I think:

You say you found the "perfect" home, but finding the perfedt home doesn't mean you're ready to buy it.... so here are some things you need to do:

_ Find an agent and explain your situation
_ Get bank-preapproved so you know you can afford the house you say is "perfect."
_ Once preapproved, be sure you have the 5 to 10% (or more) down you will need, not to mention closing costs.
_ Once all of the above is in place, then make an offer on the house. Ask, when making the offer, if the seller is willing to include a "buy-out" of your lease. I know that sounds un-doable, but, in this market, a $5000+ buy-out is not always out of the question in order to close the deal. What's the worst they can say? ..."no', right.... and if he says no, then you know that the house is NOT "perfect" for you.
_ If all of this fails, then wait until 60 days before your lease is up and THEN start looking seriously (but be sure you already have your loan pre-approval in place and your deposit and closing costs in the bank.)

It all depends on financing and house availability. If you can't leave right away, now would be a good time to save up for some type of down payment/cushion to defray the costs for when you actually move. My best guess would be August/September at the latest.

Ask if there's some way for you to stay without signing another lease after yours is up, just in case you can't get anything in time.

wait until the end of august or beginning of sept, get preapproved for a mortgage first then find a real estate agent and explain that you want to move at the end of oct. That will give you about a month to look for houses and a month to close on the purchase. Most sellers want to sell pretty quickly so it would be difficult to find a seller willing to sign a contract much earlier for something closing at the end of oct.

Just tell the person who is selling your "perfect home" all about the lease and the 6 months and your dumb landlord. Maybe will she will keep the house for you. All the best of luck.

Your landlord is correct you're obligated to pay the rent for term of the agreement you signed. If you really want to move than find a tenant to fill out the remainder of your lease on the apartment. In other words if your lease permits a sublet than do that to get the rent paid. If it doesn't I am sure that if you find the landlord a new tenant than he/she will happily allow you out of your lease. GOOD LUCK!

What part of the country are you in? This has a bearing on the time to look. However, if the area you are in is a sellers market then you have limited choices of houses to buy; if the area is a buyers market then you have many many houses available to buy. After you have gotten a prequalification for a loan, get a loan committment, found the house, presented a contract to purchase, have that contract accepted, have a home inspection done, then your closing will be 2-4 weeks after all that, depending on how busy the closing attorney is and If there are items needing to be fixed after the home inspection, that can add another 2-4 weeks onto your timeframe. So you see there are many variables to consider. According to the timeframe you stated...you may need to start the loan process now and then move on down the line of stuff needed in order to purchase a house. Good Luck....You can make it all work to your advantage.
